The Navi Mumbai Municipal Corporation's Property Tax Department announced its decision to auction seized properties with pending property tax dues. The civic body has begun the process of appointing authorised government valuers to assess these properties. Citizens whose properties are under seizure action have been urged by Municipal Commissioner Dr Kailash Shinde to clear their outstanding tax liabilities immediately to avoid the auction of their assets. A public advertisement has been issued, and responses from 10 government-registered valuers have been received. The Corporation also encouraged citizens to benefit from the ongoing 'Abhay' scheme offering a penalty waiver for lump sum payments.
The Property Tax Department of the Navi Mumbai Municipal Corporation has made a significant decision to proceed with the auction of properties that have been seized due to tax arrears. In line with this move, the process of appointing authorised government valuers to conduct auction valuations of these seized properties has already been initiated. The property owners, whose assets are likely to undergo seizure action, have been urged by the Municipal Commissioner, Dr Kailash Shinde, to settle their outstanding property tax dues without delay. It was indicated that failure to comply would result in the auction of their confiscated properties.
Property tax is imposed and collected on various properties falling under the jurisdiction of the Municipal Corporation through its 'Tax Levy and Tax Collection Department'. The tax bills related to properties listed in the 'Property Tax Levy Book' are prepared in accordance with Rule 39 of Schedule 'D', Chapter 8 of the Maharashtra Municipal Corporation Act. Confiscation measures are enforced on properties where tax dues have not been cleared within the stipulated time frame, as outlined under Section 128 and Chapter 8, Rules 42 to 48 of the Act. Additionally, there is a provision for selling these confiscated properties through public auction as per the prescribed rules.
To recover the outstanding property tax, the sale of seized properties via auction has become essential. For this process, the valuation of such properties is necessary. A public announcement was published across various newspapers inviting interested government valuers, who are registered with the government and listed on the Municipal Panel, to undertake the valuation of the properties. In response to this advertisement, 10 government valuers expressed their interest. It has been confirmed that a suitable government valuer will be appointed shortly. Consequently, the properties under seizure with pending tax arrears will be valued in the near future by the appointed valuer, after which the auctioning process will be expedited.
However, citizens have been encouraged to clear their outstanding tax dues promptly and take advantage of the 'Abhay' scheme currently in effect. Dr Kailash Shinde has appealed to property owners to make a one-time payment of their outstanding property tax dues by the end of March 2025 to avail of a 50 percent waiver on the penalty. Additionally, since the civic body has initiated the process of collecting dues by auctioning properties seized for tax arrears, it has been advised that action will be enforced accordingly to recover the pending amounts.
