In a major transaction in Mumbai's luxury housing market, SR Menon Properties LLP has secured a 14,866 sq ft apartment at the prestigious Lodha Sea Face project, located in Worli, for a staggering INR 187.47 crore. The per sq ft price crossed INR 1.26 lakh, positioning the deal among the higher-value transactions in this elite micro-market, according to property registration details sourced by Square Yards.


Macrotech Developers Ltd, the company behind the Lodha brand and one of the country's top-tier real estate developers, is spearheading this under-construction project. The firm, active in key markets like the Mumbai Metropolitan Region (MMR), Pune, and Bengaluru, continues to attract high-end buyers to its portfolio of luxury residences.

The transaction was officially registered earlier this week, attracting a stamp duty of INR 11.25 crore and an additional registration fee of INR 30,000. SR Menon Properties LLP, an Indian Limited Liability Partnership incorporated in May 2024, lists Radhika Narang Parasram and Sudhir Vijay Menon as its designated partners.

With its abundant skyscrapers and sea-facing residences that appeal to the city's wealthy clientele, Worli continues to be a crown jewel in South Mumbai's real estate market. According to Square Yards data, the locality witnessed 683 residential deals across both primary and resale markets between January and December last year, generating total transaction volumes of INR 7,326 crore.

The purchase of this premium apartment at Lodha Sea Face reflects the ongoing appetite for high-value assets in South Mumbai's luxury housing sector. Worli continues to consolidate its reputation as a hub for ultra-premium developments, where discerning buyers and investors are willing to pay a premium for what it has to offer.
