Delhi's property fraud case: duo detained for multi-crore scam

The director of Balaji Metropolis Pvt Ltd, Yogesh Tyagi, was swindled out of Rs 4.85 crore by two alleged fraudsters under the pretense of selling properties in Delhi's Chhatarpur region. The duo, Gunveen Singh and Jitin Pal Singh, have been apprehended by the police.



Early last week, the South Delhi police reported the arrest of Gunveen Singh (45), and his brother-in-law Jitin Pal Singh (40) for their alleged involvement in a high-stakes property fraud. Gunveen had initially introduced himself to Tyagi as the authorized seller of two properties in Chhatarpur.



Gunveen had reportedly assured Tyagi that the property he intended to sell was unencumbered. In 2018, Tyagi entered into a sales agreement and transferred Rs 2.80 crore to the accused parties. However, he soon discovered that the property was involved in a pending civil dispute, contradicting Gunveen's earlier assertion.



Upon confronting the accused parties and demanding his money back, Tyagi was offered an alternative deal. Gunveen proposed that Tyagi's initial payment could be adjusted against another property, specifically a plot in Ashoka Avenue, DLF Farms, Chhatarpur. Consequently, a new sales agreement was drawn up for a total consideration of Rs 2.10 crore, to which Tyagi paid Rs 2.05 crore.



Ajay Sahni and Ram Sahni, alleged accomplices of Gunveen, received the payments assuring they were in the process of having the property legally transferred to their names from their late father. They further promised to expedite the sales deed. Yet, in an unexpected twist, Ajay and Ram published a public notice denying any intent to sell the property. They also disclosed an internal family conflict, preventing the property's sale, a fact they had intentionally concealed.



Investigations revealed that Gunveen Singh was not legally entitled to negotiate the agreement to sell (ATS) as he had claimed. Following the issue of non-bailable warrants against them, Gunveen and Jitin were finally arrested from Gurgaon on Sunday, as disclosed by Deputy Commissioner of Police (OW), Vikram Porwal.
