Synopsis

The Property Tax Department of the Navi Mumbai Municipal Corporation (NMMC) has decided to auction seized properties with outstanding tax dues. Notices have been issued to 454 property owners across eight wards, urging them to clear their arrears immediately to avoid auction proceedings from April 2025. Under the Maharashtra Municipal Corporation Act, properties with unpaid taxes face seizure and subsequent auction. To facilitate the process, authorised government valuers are being appointed. Additionally, NMMC has introduced the 'Abhay Yojana', offering a 50% waiver on late payment charges until the end of March 2025, with tax payment centres remaining open on weekends.

The Property Tax Department of the Navi Mumbai Municipal Corporation (NMMC) has taken a significant step by deciding to auction properties seized due to outstanding tax dues. Notices have been issued to 454 property owners across eight wards within the municipal jurisdiction, urging them to settle their pending property tax arrears promptly. The Municipal Commissioner and Administrator, Dr Kailash Shinde, has appealed to these property owners to make their payments immediately, warning that auction proceedings on seized properties will commence from April 2025 if dues remain unpaid.


Property tax is levied and collected on various properties under the jurisdiction of the Municipal Corporation through the 'Taxation and Tax Collection Department'. The tax bills for properties listed in the 'Property Taxation Book' are prepared in accordance with Rule 39 of Schedule 'D' Chapter 8 of the Maharashtra Municipal Corporation Act. As per Section 128 and Chapter 8, Rules 42 to 48 of the Act, properties with unpaid dues beyond the stipulated period are subject to seizure, with provisions allowing their sale through auction.

To facilitate the recovery of outstanding property tax, the sale of seized properties via auction has become necessary, and to execute this, property valuation is required. As part of this process, authorised government valuers are being appointed to assess the auction valuation of the seized properties.

To ease the financial burden on taxpayers, NMMC has introduced the 'Abhay Yojana', effective from March 10, 2025. This scheme provides a 50 per cent discount on late payment charges for outstanding taxes, with the deadline for availing the benefit set for March 31, 2025. Additionally, the Municipal Corporation has announced that tax payment centres, including cash counters at the headquarters and other divisional offices, will remain operational from 10:00 am to 5:00 pm on weekends (Saturday and Sunday) to facilitate payments.

The decision by the Navi Mumbai Municipal Corporation to auction seized properties highlights its firm stance on recovering outstanding property tax dues.
