Synopsis

Actress Gauhar Khan has recently invested in three properties within Shiv Kutir Co-operative Housing Society, Versova, Mumbai, for a total of INR 10.13 crore. One apartment, purchased solely in her name, cost INR 2.80 crore, while two others were jointly acquired with her husband, Zaid Darbar, for INR 7.33 crore. The deals, registered earlier this month, offer a combined carpet area of 3,498 sq ft with provisions for three parking spaces. Versova has historically been a popular residential choice among Bollywood celebrities. These transactions incurred a total stamp duty of INR 57.95 lakh and registration charges of INR 60,000, reflecting Mumbai's thriving premium real estate market.

Gauhar Khan has made a major addition to her real estate portfolio by purchasing three properties in Shiv Kutir Co-operative Housing Society, located in the upscale Versova locality of Mumbai. The total value of these acquisitions stands at INR 10.13 crore, underscoring the actress's investment in premium residential spaces.

In one transaction, Gauhar Khan purchased an apartment solely in her name for INR 2.80 crore. The property offers a carpet area of 1,104.75 sq ft (102.64 sq meters) and a built-up area of 1,326.11 sq ft (123.20 sq meters). The agreement also includes one car parking space. The stamp duty for this deal amounted to INR 13.98 lakh, with a registration charge of INR 30,000, as per documents from the Inspector General of Registration (IGR) reviewed by Square Yards.

In the other two transactions, Gauhar Khan and her husband, Zaid Darbar, jointly purchased two apartments in the same housing society for a combined cost of INR 7.33 crore. Together, these properties span a carpet area of 2,393 sq ft (222.32 sq meters) and come with provisions for two car parking spaces. These purchases incurred a stamp duty of INR 43.97 lakh and a registration charge of INR 30,000. All three transactions were registered earlier this month.

Gauhar Khan's purchase is the latest in a series of high-profile real estate investments in Versova, a locality well-known for its celebrity residents and premium housing options. Over the years, Bollywood personalities such as Shahid Kapoor and Kalki Koechlin have also chosen Versova for its blend of luxury and tranquillity. Its proximity to film studios, coupled with spacious co-operative housing societies, has made it an attractive residential hub for actors and artists.

The Versova real estate market has consistently shown price appreciation, driven by its limited inventory and high demand from affluent buyers. The locality's serene environment, sea views, and vibrant cultural scene further add to its appeal. Gauhar Khan's investments reflect the ongoing demand for such premium housing options.

These transactions collectively incurred a stamp duty of INR 57.95 lakh, highlighting the significant revenue generated from Mumbai's high-value real estate deals. The Mumbai real estate market, post-pandemic, witnessed a temporary reduction in stamp duty to stimulate property sales. Although those benefits have ended, luxury transactions like this continue to thrive, showcasing confidence among high-net-worth buyers.

This isn't the first time celebrities have shown interest in building robust real estate portfolios in Mumbai, indicating a long-term strategy of securing assets in one of India's most dynamic property markets.

Gauhar Khan's recent investments in Versova add to the locality's reputation as a preferred destination for celebrities and affluent buyers. These deals not only highlight her focus on premium, spacious housing but also reflect broader market trends in Mumbai's luxury real estate segment. The enduring appeal of Versova, combined with its limited inventory, continues to drive high-profile property deals. Moreover, the significant stamp duty and registration charges further underline the importance of Mumbai's real estate market in contributing to the state's revenue. As Bollywood stars and investors alike focus on Versova, the locality remains a shining example of Mumbai's luxury housing demand.
