Telangana launches Future City Development Authority to build net-zero fourth city

Synopsis

The Kolkata Municipal Corporation has eased building regulations to assist small plot owners in colonies and on Thika land. These changes reduce mandatory open space requirements and expedite approvals within 15 days. Plots ranging from 300 to 2,100 square feet can now accommodate three-storey buildings. The revised policy significantly lowers approval fees, promoting legal compliance and safer construction. Owners must collaborate with licensed professionals, while KMC inspectors will oversee site work. By streamlining approvals and enforcing safety standards, the initiative curbs illegal construction, enhances urban planning, and fosters responsible development while ensuring secure and efficient use of limited land.

The Telangana government has introduced the Future City Development Authority (FCDA) to oversee the creation of a net-zero fourth city. Spanning an extensive 30,000 acres between the Srisailam and Nagarjunasagar highways, this ambitious project will incorporate 56 villages from seven mandals. As part of this large-scale development, 36 villages previously under the Hyderabad Metropolitan Development Authority (HMDA) will now be governed by the FCDA, ensuring a more streamlined planning and governance process.


During a Cabinet meeting chaired by Chief Minister A Revanth Reddy, officials concluded the decision to establish the FCDA. To ensure the efficient execution of this project, the government has sanctioned the recruitment of 90 personnel, including both permanent and outsourced positions. Revenue Minister Ponguleti Srinivasa Reddy highlighted that the initiative aims to promote balanced urban expansion while enhancing administrative efficiency and fostering sustainable development. The new city's framework will focus on green infrastructure, renewable energy integration, and advanced waste management systems to align with net-zero objectives, creating a model for future urban locations.

In addition to launching the FCDA, the Telangana government has significantly expanded the jurisdiction of the HMDA to align with the Regional Ring Road (RRR) project. This expansion will extend HMDA's planning authority to 11 districts, 104 mandals, and 1,355 villages, enabling more comprehensive urban management. Moreover, an additional 332 revenue villages have been included in the planning framework, strengthening the government's approach to structured urban growth and infrastructure development.

By implementing these strategic measures, the government seeks to refine land use, improve governance, and establish a future-ready urban ecosystem. The expansion of HMDA's jurisdiction, coupled with the establishment of the FCDA, reflects a forward-thinking approach to sustainable metropolitan growth. These initiatives reinforce Telangana's position as a leader in progressive urban planning, ensuring efficient resource management, improved quality of life, and long-term environmental sustainability while fostering economic growth.
