The Ahmedabad Municipal Corporation (AMC) has approved 23 buildings over 100 metres, while the Ahmedabad Urban Development Authority (AUDA) has cleared six, with more under review. Other cities like Surat, Gandhinagar, and Vadodara are also seeing high-rise projects. With ongoing policy support and rising demand, Ahmedabad is emerging as a skyscraper hub in Gujarat.

Ahmedabad is experiencing rapid growth in skyscraper construction, with a new 150-metre commercial tower planned near Nirma University, set to become the city's tallest building. Ahmedabad has been growing vertically in recent years, with an increasing number of high-rise buildings shaping its skyline. This transformation has been driven by regulatory changes that allow for taller buildings, particularly along major roads like SG Road and Ashram Road. The Gujarat government introduced new rules in 2014 under the Gujarat Comprehensive General Development Control Regulations (CGDCR), which increased the Floor Space Index (FSI) in certain areas. Higher FSI allows developers to build taller structures.


Before these changes, most buildings in the city were capped at 22 floors and around 70 metres in height. However, amendments in 2017 and 2018 further relaxed height restrictions, paving the way for buildings over 100 metres tall. The policy shift in 2021 permitted skyscrapers above 100 metres in Ahmedabad, Surat, Rajkot, Vadodara, and Gandhinagar, accelerating vertical growth across Gujarat.

A 150-metre commercial tower with over 45 floors has been proposed in Ahmedabad's Gota area, opposite Nirma University. Once completed, it will surpass the current tallest building-a 147-metre, 43-floor structure near Rajpath Club. The proposal has already been submitted to the state government's special technical committee for approval.

Ahmedabad has seen an increase in high-rise approvals, with the Ahmedabad Municipal Corporation (AMC) clearing 23 buildings over 100 metres. Of these, 18 are residential towers, while five are commercial structures, reflecting the city's rapid vertical expansion. The Ahmedabad Urban Development Authority (AUDA) has also played a role in this growth, granting approval for six skyscrapers exceeding 100 metres, with five more currently under review. These projects indicate a continued push for taller buildings across the city.

Changes in zoning regulations have made this expansion possible. Areas near Metro and BRTS routes have been allocated a Floor Space Index (FSI) of 4, while Ashram Road has an even higher FSI of 5.4. These adjustments encourage high-rise construction by allowing developers to build taller structures. Additionally, roads wider than 30 metres have been granted an FSI ranging from 3.5 to 4, further enabling the construction of buildings over 100 metres. These policy changes have transformed Ahmedabad's skyline, making it one of Gujarat's leading cities for skyscraper development.

Ahmedabad is not the only city witnessing a rise in high-rise developments. As of September 2024, Surat and Gandhinagar have each received approvals for two buildings exceeding 100 metres, while Vadodara has one such approved high-rise. With supportive policies and growing demand, Ahmedabad's skyline is on track for a major transformation, positioning the city as a key hub for high-rise development in Gujarat.
