Tata Katcon Exhaust Systems has leased 77,800 sq ft of industrial space in Chakan, Pune, from Malpani Group for 10 years, starting this month. This follows Tata Toyo Radiator's similar lease last year. The rental is INR 29 per sq ft, with a five-year lock-in. Malpani Group is expanding its industrial park footprint, adding 3 million sq ft in Chakan. India's industrial park demand is rising due to industrial growth, government incentives like Make in India and PLI schemes, and infrastructure improvements under PM Gati Shakti, boosting demand for well-connected industrial spaces.
Tata Katcon Exhaust Systems, a joint venture of Tata AutoComp Systems and Katcon Global, has leased a 77,800-square-foot industrial space in Chakan, Pune from Malpani Group. The exhaust and pollution solutions supplier will begin operations at Malpani Industrial & Logistic Park this month as part of a 10-year agreement.
This current lease follows a similar transaction last year, when Tata Toyo Radiator, another joint venture with the TACO Group, leased 250,000 square feet at the same industrial site. Tata Katcon Exhaust Systems has agreed to a five-year lock-in period, with a monthly rental fee of INR 29 per sq ft, a 10% increase over the previous lease, according to Malpani Group.
Malpani Group continues to grow its industrial footprint. In addition to its existing 70-acre operating industrial and logistics park, the company has bought 150 acres in Chakan's Phase 5 development, adding nearly 3 million square feet of additional leasable space.
The need for India's industrial parks is increasing due to rapid development in industry, government incentives, and infrastructure enhancements. Key industrial hubs like Maharashtra, Tamil Nadu, Gujarat, and Karnataka are seeing significant demand from domestic and international enterprises looking for well-connected, compliant, and scalable industrial spaces.
Government efforts such as Make in India, the production-linked incentive (PLI) schemes, and the National Logistics Policy are boosting investment in industrial corridors and special economic zones. Furthermore, infrastructure initiatives under PM Gati Shakti, Bharatmala, and Sagarmala are improving road, rail, and port connectivity, driving up demand for industrial space.
