The Karnataka government has approved increasing the residential building height limit in Kalaburagi from 11.5m to 15m, addressing rising population density and land scarcity. KUDA's proposal, submitted in March 2024, was finalized on February 18, 2025. A new 500-acre township is also planned to decongest city areas. Kalaburagi's growth, driven by improved connectivity via its airport, has attracted investment. The Kalaburagi Urban Development Authority (KUDA) has received approval from the Karnataka state government to increase the height limit for residential buildings in Kalaburagi city from 11.5 meters to 15 meters. This change aims to address the city's growing population density and land scarcity issues. The proposal, initially submitted on March 12, 2024, was finalized in a KUDA general body meeting and approved by the government on February 18, 2025.
In addition to the revised building height regulations, plans are underway to develop a new township spanning 500 acres around Kalaburagi. This initiative seeks to decongest the main city areas and promote organized urban expansion. Implementation is expected to commence soon, further enhancing Kalaburagi's status as a developing urban center.
Kalaburagi has experienced significant growth in recent years, partly due to improved connectivity from the establishment of Kalaburagi Airport. This development has attracted more investments, contributing to the city's economic advancement. The increased building height allowance and the upcoming township project are anticipated to further stimulate the local real estate market and accommodate the city's expanding population.
In a related real estate news, Karnataka Chief Minister Siddaramaiah announced plans to transform Kalaburagi into a smart city with an investment of INR 1,685 crore. This initiative aims to enhance the overall development of the Kalyana Karnataka region, with INR 200 crore allocated for basic infrastructure in Kalaburagi under the Mahatma Gandhi Nagar Vikas Yojana 2.0. Additionally, the "Kalyana Patha" scheme has been introduced to improve road connectivity and rural development, involving the construction of 1,150 km of roads in rural assembly constituencies at a cost of INR 1,000 crore.
These combined efforts reflect a comprehensive approach to urban development in Kalaburagi, focusing on infrastructure enhancement, efficient land use, and improved quality of life for residents.
