Following an overwhelming response to its ongoing residential projects, the Jaipur Development Authority (JDA) is set to introduce three new housing schemes. These developments, located in Mansharampura (Jhotwara), Kardhani (Bassi), and Bainad (Daulatpura), will feature both residential and commercial plots, with 850 residential plots available. The application process is expected to be announced in the coming days. The move comes after JDA's earlier projects-Atal Vihar, Govind Vihar, and Patel Nagar saw nearly 175,000 applications for just 756 plots. Given the city's expanding urban landscape and a history of high demand for JDA plots, these new schemes are expected to attract significant interest from homebuyers and investors alike.
The Jaipur Development Authority (JDA) is set to launch three new residential projects in the city this week, following an overwhelming response to its recent housing schemes. These upcoming developments will be located in Mansharampura (Jhotwara), Kardhani (Bassi), and Bainad (Daulatpura), offering a mix of residential and commercial plots. Together, they will provide 850 residential plots. JDA is expected to announce the application dates for these projects in the coming days, according to an official from the authority.
The decision to introduce these new schemes comes after JDA's earlier projects-Atal Vihar, Govind Vihar, and Patel Nagar received an extraordinary number of applications. The lottery for Atal Vihar was conducted earlier this month, followed by Govind Vihar's draw a few days later. These schemes attracted nearly 175,000 applications for just 756 plots, with Govind Vihar alone receiving over 75,000 applications for 202 plots, while Atal Vihar saw nearly 50,000 applications for 284 plots.
This is not the first time JDA's housing schemes have witnessed overwhelming demand. Over the years, residential projects such as Anand Vihar, Rohini Nagar, and Surya Nagar have seen high participation from homebuyers. Similarly, previous schemes in Prithviraj Nagar and Gokul Nagar also received an excess of applications, highlighting the continued preference for JDA-planned developments.
In the past, JDA has also launched budget-friendly housing initiatives under the Mukhyamantri Jan Awas Yojana (MMJAY) to provide affordable homes, especially for lower-income groups. Similar initiatives like Grah Laxmi Yojana attracted lakhs of applications for limited plots, reinforcing the strong demand for JDA projects.
Jaipur has been witnessing rapid urban expansion, with areas like Jhotwara, Bassi, and Daulatpura emerging as key locations for residential developments due to their improving connectivity and infrastructure. These areas have seen consistent real estate appreciation, making JDA projects attractive not only for end-users but also for investors looking for long-term gains.
Given this sustained interest, an official from JDA noted that the Urban Development and Housing Department is likely to focus on rolling out more residential schemes to accommodate the rising housing demand in the city.
The Jaipur Development Authority's decision to introduce three new residential schemes reflects the city's ongoing need for planned housing developments. With past projects consistently oversubscribed and demand significantly outstripping supply, JDA's latest initiatives are expected to attract strong interest. The city's urban expansion, combined with improved infrastructure in areas like Jhotwara, Bassi, and Daulatpura, makes these projects particularly appealing to homebuyers and investors alike. As JDA continues to launch new schemes, it remains to be seen whether these efforts will be enough to bridge the growing demand-supply gap in Jaipur's real estate market.
