The Jaipur Development Authority (JDA) has launched Rajasthan's first land pooling scheme under the Rajasthan Land Pooling Scheme Act-2016, ensuring 45% of acquired land is returned to farmers. Work began on January 29 in a 163-hectare area covering Shivdaspura, Barkheda, and Chandlai. Inspired by Gujarat's model, the scheme aims to enhance infrastructure with 18m and 24m-wide roads, for which INR 28.60 crore has been sanctioned. A six-member delegation studied Surat's land pooling system, ensuring sustainable and inclusive urban development. This project sets a benchmark for structured growth while protecting farmers' interests.
The Jaipur Development Authority (JDA) has initiated work on Rajasthan's first land pooling scheme under the Rajasthan Land Pooling Scheme Act-2016, marking a significant step in urban planning. The project commenced on January 29 with the primary objective of safeguarding farmers' interests. For the first time, a provision has been made to allocate 45% of acquired land back to farmers or landholders, ensuring their participation in the region's development.
Jaipur Development Commissioner Anandhi announced that construction has begun on an 18-meter-wide road within a 163-hectare area covering villages Shivdaspura, Barkheda, and Chandlai in JDA Zone-14. This initiative is being implemented with the cooperation of farmers, reflecting a collaborative approach toward development. A formal puja ceremony was held to mark the project's commencement. Rajasthan's land pooling scheme is modeled after Gujarat's successful framework, which has been instrumental in structured urban expansion.
The scheme aims to promote modern town planning by integrating well-designed roads, parks, and essential public amenities. This approach is expected to enhance the area's overall infrastructure while improving the quality of life for residents. By implementing a structured development plan, the JDA intends to create a sustainable urban environment that balances growth with community well-being.
As part of the initiative, JDA has planned the construction of both 18-meter and 24-meter-wide roads within a set timeframe over the next few months. To facilitate this, financial approval of INR 28.60 crore has been secured, and a construction agency has been appointed to execute the project efficiently. The development of these roads will significantly improve connectivity and accessibility, contributing to the region?s long-term growth.
To ensure the effective implementation of this scheme, a six-member delegation visited Gujarat from January 17 to 20 to study the state's land pooling model, particularly in Surat. The insights gained from this visit have informed Rajasthan's approach, aligning it with proven strategies for systematic urban development.
This land pooling scheme represents a major milestone in Rajasthan's urban expansion efforts. By incorporating a model that has demonstrated success elsewhere, the state is positioning itself for more organized and inclusive growth. The provision of returning a significant portion of land to farmers ensures that development occurs without marginalizing local landholders, setting a precedent for future projects.
Through this initiative, JDA is not only modernizing infrastructure but also fostering a participatory approach to urban planning. The introduction of strategically planned roads and public amenities will benefit both existing residents and future developments. As work progresses, this scheme is expected to become a benchmark for other regions looking to implement land pooling as a means of structured and sustainable urban expansion.
