The Mhalunge-Maan town planning scheme is set for a significant push forward in 2024, following recent developments in Maharashtra's political landscape. With Chief Minister Devendra Fadnavis now also serving as the chairman of the Pune Metropolitan Region Development Authority (PMRDA), officials anticipate that the project will receive the necessary approvals for swift execution. This scheme, first introduced six years ago, aims to transform the area into a well-planned urban space.


Originally presented at the Magnetic Maharashtra investor summit in 2018, the Mhalunge-Maan project generated considerable interest from investors. However, progress has been hindered by delays in obtaining multiple approvals and clearances. Residents who have contributed their land to the project have expressed frustration over the lengthy wait. One beneficiary noted that the project has been stalled due to the need for adjustments related to flood lines. Although a revised plan was submitted before the recent Lok Sabha elections, further action has been slow.

In addition to this project, five other town planning initiatives are also on the agenda, covering a total of 751.55 hectares across various locations, including Wadachiwadi and Autade Handewadi. The PMRDA's budget, approved in September, includes initial funding for these projects, with additional support expected from central urban infrastructure funds.

These town planning schemes are designed to support the development of the proposed 128-kilometer PMRDA inner ring road. A total of 26 such schemes are planned along the first 32 kilometers of this road, aimed at enhancing connectivity and promoting urban growth. Under the town planning model, landowners will receive back 50% of their developed land, with an arbitrator appointed to manage the allocation process. This approach is inspired by successful models from other states, including Gujarat.
