Rcube Projects Pvt Ltd has announced an investment of INR 120 crore for the launch of Rcube Monad Mall in Noida. Spanning a gross leasable area (GLA) of 2,50,000 sq. ft., the neighbourhood mall has allocated 40% of its space to family entertainment centres (FEC) and food and beverage (F&B) outlets, while the remaining 60% is dedicated to retail. According to Anuj Malhan, founder of Rcube Projects Pvt Ltd, the mall operates on a lease model with minimum guarantees and tenant revenue sharing.
Additionally, the company plans to invest INR 80 crore in a new property in Pitam Pura, Delhi, which will cover 1,00,000 sq. ft. This project is expected to be operational in about a year. Malhan stated that the Noida Mall would require at least one year to reach a sustainable level, after which the return on investment (RoI) is expected to be achieved.
The Noida mall is set to house around 80 brands, with an expected occupancy rate of 90-95% by March. The curated mix of tenants includes national and international brands like Lifestyle, Fab India, Modern Bazaar, Nestasia, and Home Stop. Speciality stores such as Shoppers Stop Beauty, Metro Shoes, Dayal Opticals, Nykd by Nykaa, Sweet Dreams, and Bata will also be featured, alongside F&B outlets such as Starbucks, Blue Tokai, Miss Nora, Birch by Romeo Lane, Amritsari Express, and Haldiram. Entertainment facilities will include MovieMax Edition and Funky Island. A mall loyalty program is planned for launch in April, and once fully operational, weekend footfalls are projected at 14,000-16,000, with weekday footfalls estimated at 8,000-9,000.
The group also operates another mall in Rajouri Garden, Delhi, which spans 1,50,000 sq. ft. It features well-known brands such as Shoppers Stop, INOX Insignia, Cafe Delhi Heights, Starbucks, Cafe Nora, and Imperfecto.
Rcube Projects Pvt Ltd has over 15 years of experience in the real estate sector and has been involved in the development of 23 metro stations. The company has recorded an annual growth rate of approximately 12%.
