Actor Shah Rukh Khan's iconic sea-facing residence, Mannat, located in Bandra, is set to expand with plans to add two more floors to the existing annexe. The actor's wife, Gauri Khan, submitted an application to the Maharashtra Coastal Zone Management Authority (MCZMA) in early November, seeking approval to add 616.02 square metres of space. This request follows a 2019 amendment to Coastal Regulation Zone (CRZ) rules, enabling increased construction in the area. The project, estimated to cost INR 25 crore, is awaiting approval from a committee headed by Pravin Darade. The expansion will add a seventh and eighth floor to the six-storey structure, which currently features two basements and a ground floor.

Mannat, the famous home of actor Shah Rukh Khan in Bandra, one of Mumbai's most well-known landmarks and tourist attractions, is set to undergo expansion. The property, a colonial-style heritage building from 1914, sits on a 2,091.38 square metre plot and includes a modern six-storey annexe serving as the family's living space.


According to documents accessed by HT, Gauri Khan, Shah Rukh Khan's wife, submitted an application to the Maharashtra Coastal Zone Management Authority (MCZMA) in early November seeking approval to add two more floors to the annexe, thereby increasing the built-up area by 616.02 square metres.

The changes are being made possible due to amendments to the Coastal Regulation Zone (CRZ) rules in 2019, which allow for the use of Transfer of Development Rights and increased Floor Space Index (FSI) under the Development Control and Promotion Regulations (DCPR). These adjustments have enabled a number of high-profile individuals, including cricketers, industrialists, and real estate developers, to expand their properties within the CRZ limits, according to Manoj Daisaraia, a member of the Practising Engineers, Architects and Town Planners Association.

A committee led by Pravin Darade, principal secretary for the environment, is expected to make a decision on the application shortly. As per the submitted plans, the Khans are looking to add a seventh and eighth floor to the annexe, which currently has two basement levels, a ground floor, and six additional floors. The total cost of the expansion project is estimated at ?25 crore.

In 1997, at the height of Shah Rukh Khan's career, he shot a film at Villa Vienna, a heritage property then owned by Nariman K Dubash, a trustee of the Bai Khrshed Bhanu Sanjana Trust. Impressed by the villa's grandeur and location, the actor decided to purchase the property, which he eventually did in 2001, renaming it Mannat. However, due to the property's heritage status, significant alterations were not allowed, leading to the construction of the modern annexe that is now being proposed for expansion. It remains unclear what exactly will be included in the two new floors if the MCZMA grants approval.

Shah Rukh Khan's Mannat is poised for further transformation as the actor seeks to expand the property with two additional floors. This move is facilitated by the amendments to CRZ rules that allow for enhanced Floor Space Index (FSI) in the area. The approval for the expansion, estimated at ?25 crore, is still pending, with a decision expected soon from a committee led by Pravin Darade. If granted, the additional floors will further elevate the iconic property, which has long been a symbol of Mumbai's star-studded real estate scene.
