The scheme offers 12 plots across sectors 28 and 29, catering to high-end hospitality developments such as five-star hotels. The total investment for the 67,800 sqm area across both sectors is around INR 472.2 crore. With the plots located near the Yamuna Expressway, they offer strategic connectivity to the upcoming airport. The Yamuna Expressway Industrial Development Authority (YEIDA) is preparing to unveil a premium hotel plot scheme, months before the Noida International Airport is expected to open in April next year. This scheme offers 12 high-end plots across sectors 28 and 29, specifically designed to accommodate luxury hospitality projects, including five-star hotels. In Sector 28, two large land parcels are available: one spanning 10,000 sqm, priced at INR 65.3 crore, and another flagship plot of 20,000 sqm, valued at INR 130.6 crore, inclusive of location charges. Together, these plots represent a combined investment opportunity of INR 195.9 crore.
Sector 29 features 10 plots ranging from 3,100 sqm to 6,400 sqm. The largest plot in this sector, measuring 6,400 sqm, has a reserve price of INR 43.8 crore. Additionally, two 4,000 sqm plots are priced at INR 26.1 crore and INR 24.9 crore, while five mid-sized plots of 3,400 sqm each are priced between INR 21 crore and INR 22 crore. Two smaller 3,100 sqm plots are valued between INR 19.3 crore and INR 20.2 crore. The total value of the Sector 29 plots amounts to INR 276.2 crore.
Altogether, the scheme encompasses a total area of 67,800 sqm across both sectors, offering an investment opportunity valued at INR 472.2 crore. Located along the Yamuna Expressway, the plots boast excellent connectivity to the upcoming airport, making them particularly appealing for high-end hospitality projects.
The scheme is open to a variety of business entities, including proprietors, partnership firms, LLPs, and private/public limited companies, with provisions for Foreign Direct Investment (FDI) in compliance with government regulations. The allocation of the plots will be handled through a transparent e-auction system. This initiative follows earlier attempts at hotel plot allocations, including one in February this year in Sector 28, which faced scrutiny after two plots were awarded to the same company.
