The Gurugram civic body has uncovered six illegal colonies on 700 acres of disputed panchayat land in Behrampur during a surprise inspection. Plots in these colonies, sold for INR 50,000 to INR 80,000 per square-yard, were found to have ongoing construction and road networks. The nodal officer stated that signboards will mark the sites as illegal, and constructions will be demolished. The land ownership is under legal dispute, complicating matters further. A crackdown on illegal activities will follow, including filing complaints against property dealers involved in unauthorized sales, urging buyers to verify legal clearances before purchasing real estate.
During a surprise inspection, the Gurugram civic body uncovered six illegal colonies developed on 700 acres of disputed panchayat land in Behrampur. These colonies have been carved out into plots sold at prices ranging from INR 50,000 to INR 80,000 per square yard. Among the inspected sites, three had established road networks and ongoing construction, while others were being prepared for development.
Nodal officer RS Batth stated that the land was originally owned by the village panchayat but was transferred to private individuals under dubious circumstances, leading to a legal dispute over ownership. In response to these violations, officials announced a crackdown, with plans to erect signboards designating the sites as illegal and subsequent demolition of constructions.
A detailed report will be submitted within seven days to various authorities, including the deputy commissioner and the electricity department, aiming to halt all sale and purchase activities in these disputed areas. Additionally, no new utility connections, such as electricity or borewells, will be approved. A formal complaint will also be lodged with the local police station to register a First Information Report (FIR) and initiate a thorough investigation into these illegal activities.
Preliminary findings indicated that plots were sold through general power of attorney (GPA) agreements at rates between INR 15,000 and INR 25,000 per square yard. These transactions have been linked to property dealers from the Maruti Kunj area and other individuals based in Delhi. Officials noted that many agreements lacked proper partitioning (taksim) and legal clearances, showcasing a deliberate exploitation of legal loopholes for unauthorized plot sales.
Despite previous demolition efforts and FIRs against similar illegal activities, such developments continue in Behrampur due to rising land prices. Officials have urged potential buyers to thoroughly verify legal clearances before investing in real estate in Gurugram.
The situation highlights ongoing challenges related to unauthorized land development in the region. The Gurugram civic body remains committed to enforcing regulations and curbing illegal colonization efforts that undermine urban planning and land ownership rights. As enforcement actions ramp up, residents are cautioned against purchasing plots in these illegal colonies to avoid potential financial losses and legal complications in the future.
