The Bangalore Development Authority (BDA) is set to develop six residential layouts, creating 50,000 plots along the proposed Peripheral Ring Road (PRR)-2, connecting Hosur Road to Bengaluru-Mysuru Road. To manage high land acquisition costs and ensure fair farmer compensation, the BDA will adopt a public-private partnership (PPP) model. Spanning 3,000 hectares of land, the project will feature a 30-km-long, 100-metre-wide road with commercial plots on either side. Farmers will receive a 40:60 compensation ratio, including plots in the new layouts. Land acquisition is expected to complete in 6-8 months, with PRR-2 becoming operational within two years.
The Bangalore Development Authority (BDA) is poised to launch an ambitious initiative to develop six residential layouts, totaling 50,000 sites along the proposed Peripheral Ring Road (PRR)-2. This new corridor will connect Hosur Road to Bengaluru-Mysuru Road, passing through Bannerghatta and Kanakapura roads.
BDA Commissioner Jayaram N acknowledged the challenges posed by high land acquisition costs, noting that the cost of acquiring land is very high and that the current land acquisition act is not particularly compensation-friendly. To navigate these complexities, the BDA has chosen to implement a public-private partnership (PPP) model, which aims to ensure fair compensation for farmers while expediting the development process. Another BDA official highlighted the demand for BDA sites, emphasising the goal of creating 50,000 new plots as part of this project.
The proposed layouts will necessitate approximately 3,000 hectares of both government and private land, although the specific compensation rates are still under discussion. Currently, the BDA is conducting surveys and assessments to identify the required land, with teams led by land acquisition officers collecting information about landholders and related issues. According to BDA regulations, farmers who provide land will receive compensation in a 40:60 ratio and will be allocated plots within the same layouts.
PRR-2 is a vital component of the Bengaluru Business Corridor, complementing the existing PRR-1, which connects Tumakuru Road to Hosur Road. The PRR-2 project will feature the construction of a 30-kilometre-long, 100-metre-wide road, flanked by commercial plots extending 24 metres on either side. Villages such as BM Kaval, Gulakamale, Kaggalipura, OB Choodanahalli, Agar, Uttari, Devagere, Gudimavu, Kamipura, and Gangasandra are being considered for land acquisition.
Jayaram indicated that the draft notification for land acquisition for PRR-2 is ready. He noted that land acquisition would be completed within 6-8 months, and PRR-2 would become operational in about two years.
In conclusion, the BDA's initiative represents a significant step towards enhancing Bengaluru's infrastructure and accommodating its growing population, while also aiming to ensure equitable compensation for landowners involved in the project.
