Three leading developers—Prestige Group, RC Group, and Valor Estate—are set to redevelop 19 housing societies in Mumbai’s Bandra area, with a Gross Development Value (GDV) of INR 7,000 crore. Prestige Group will lead design, financing, and construction, while RC Group and Valor Estate focus on regulatory approvals and stakeholder coordination. Construction begins in Q1 2025, targeting completion by 2029. Despite the absence of a cluster redevelopment policy, the project highlights Mumbai’s push to address aging infrastructure. Experts see this as a model for transforming MHADA colonies, unlocking significant redevelopment potential in the city.
Three prominent real estate developers, Prestige Group, RC Group, and Valor Estate, are set to embark on a significant redevelopment initiative in Mumbai's Bandra area. This project will focus on revitalizing 19 housing societies spread over four acres, with an estimated gross development value (GDV) of INR 7,000 crore.
Under a tripartite agreement expected to be finalized soon, Prestige Group will lead the project. They will be responsible for the design, financing, and construction of modern residential complexes. Meanwhile, RC Group and Valor Estate will handle the regulatory approvals and coordinate activities among various stakeholders to ensure a smooth execution of the project. Construction is anticipated to start in the first quarter of 2025 and is expected to take around four years to complete.
This redevelopment project is particularly notable as it is moving forward without a formal cluster redevelopment policy from the Maharashtra Housing and Area Development Authority (MHADA). Experts believe that this collaboration between the private sector and public housing needs could serve as a model for future urban renewal efforts in Mumbai. The city is home to over 104 MHADA colonies that are ripe for redevelopment, potentially unlocking a market valued at more than INR 1 lakh crore.
Mumbai faces significant challenges related to aging infrastructure and a high demand for modern housing. Redevelopment projects like this one are crucial in addressing these issues. With limited land available for new developments, transforming old buildings and dilapidated structures into contemporary living spaces is a practical solution. The Maharashtra government's supportive policies, including increased floor space index (FSI) and incentives for developers, have further encouraged such initiatives, improving living conditions for residents of older buildings.
As Mumbai continues to grow, the focus on redevelopment will play a vital role in sustainable urban development. This approach not only enhances the quality of life for residents but also contributes to the overall revitalization of the city.
