The Noida Authority is advancing plans to acquire 25 hectares in Sector 165, primarily in Gulawali village, along the Noida Expressway to develop an industrial zone. The land, spread across four villages, will be procured through mutual consent to address farmers' concerns and ensure smooth acquisition. While the Authority already possesses some land, encroachment and habitation in other areas pose challenges. Sector 165 is part of a broader expansion involving six sectors, with 40% of the required 540 acres acquired so far. Sectors 162, 164, and 165 will host industrial units, while mixed-use developments are planned for other sectors.
The Noida Authority is moving forward with the acquisition of 25 hectares of land in Sector 165, strategically located along the Noida Expressway. This land, spread across four villages-Mohiyapur, Gulawali, Dostpur Mangrauli, and Nalgarha-will be procured through mutual consent with farmers, a process aimed at ensuring smooth land acquisition. While a significant portion of the required land is located in Gulawali, some areas in other villages are either encroached upon or still inhabited.
The Noida Authority is set to acquire land off the Noida Expressway to develop an industrial zone in Sector 165. The acquisition will cover approximately 25 hectares of land across four villages: Mohiyapur, Gulawali, Dostpur Mangrauli, and Nalgarha. This land will be purchased from farmers through mutual consent, which officials noted as a collaborative approach designed to ensure a smooth process.
Officials revealed that while the Authority already holds a similar-sized area in its possession for Sector 165, about 90% of the required land is located in Gulawali village. The remaining land either faces encroachment or is inhabited. Some portions of land have already been acquired in Mohiyapur and Dostpur Mangrauli, though no land has been acquired yet in Nalgarha.
The Authority had initially planned to expand its urban area by developing six new sectors - sectors 161 to 166 - along the Noida Expressway, a project that began over four years ago. This expansion required the acquisition of approximately 540 acres of land. To date, around 40% of the required land has been acquired.
According to Vijay Rawal, the Deputy General Manager (Civil), land acquisition in sectors 163 and 166 has been partially completed, while there has been no progress in Sector 161. Sector 164 remains inhabited, and plans are underway to allot land parcels in the portions of sectors 162 and 164 that have already been acquired.
Officials confirmed that sectors 162, 164, and 165 will be dedicated to industrial units, while Sector 161 will be set aside for institutional purposes. Mixed-use developments, comprising both commercial and residential buildings, are planned for sectors 163 and 166. The institutional sector will include IT/ITeS facilities, government agencies, hospitals, gas stations, private institutions, and religious or spiritual centres.
The Authority opted to acquire the land through mutual consent in order to address concerns and resistance from farmers regarding compensation and benefits. This phased acquisition process aims to foster trust and minimise disputes, according to the officials. The Authority's focus for these new sectors is to attract industries from various sectors, further enhancing the region's growth and infrastructure.
