Noida Airport spurs foreign interest in housing, industrial, and educational projects along Yamuna Expressway

The upcoming Noida International Airport is attracting a wave of foreign investment in the surrounding region. The Yamuna Expressway Industrial Development Authority (YEIDA) has revealed plans for three new townships and three foreign university campuses, with land allocation requests from real estate firms and educational institutions in the US, UK, Japan, South Korea, and Belgium. YEIDA also aims to create two industrial cities for Japanese and South Korean companies, alongside 11 specialised industrial clusters. To improve connectivity, a 72-km rapid rail corridor is proposed, and an "aero village" with hotels and commercial projects is also being planned near the airport.

With the Noida International Airport expected to become operational in April next year, foreign real estate firms from countries like Japan, South Korea, and the US are rushing to invest in housing projects proposed around the Yamuna Expressway. The Yamuna Expressway Industrial Development Authority (YEIDA), the nodal agency overseeing the development around the new airport, has revealed plans for three new townships and three foreign university campuses in the area. According to YEIDA's CEO, Arun Vir Singh, the authority has received land allocation requests from real estate developers and educational institutions based in the US, UK, Japan, South Korea, Belgium, and other countries.

The three proposed township projects will be developed on 70 to 100 acres of land in Sector 22D along the Yamuna Expressway. Additionally, YEIDA plans to create two industrial cities, one spanning 395 acres for Japanese companies and another 365-acre city for South Korean firms, particularly in the electronics manufacturing sector. These two cities are in addition to 11 proposed industrial clusters, spread across sectors 28, 29, 32, and 33, catering to areas such as semiconductors, data centres, IT, apparel, toys, medical devices, handicrafts, and more. These industrial hubs will be located 5 to 10 km from the Noida International Airport, with a cargo hub and terminal.

Furthermore, YEIDA is in the process of allotting land to foreign universities to set up their campuses, in addition to the private educational institutions already allocated land in Sector 22E. To ensure good connectivity, the authority has planned a 72-km rapid rail corridor connecting the new airport to the IGI airport in Delhi, which the National Capital Region Transport Corporation will develop. Apart from the rail and road connectivity, YEIDA is also focused on developing hotels, including budget options, near the airport. The authority plans to designate Sector 29, the closest to the airport, as an "aero village" along the expressway, with a scheme to allot land for hotels and commercial projects.

YEIDA's ambitious plans for new townships, industrial hubs, educational institutions, and transport infrastructure demonstrate the authority's commitment to transforming the area into a thriving economic and commercial hub. As foreign companies and universities flock to capitalise on the opportunities presented by the new airport, the region is set to experience a remarkable transformation in the coming years, solidifying its position as a crucial investment destination in India.
