Government to auction unsold flats and plots across Telangana

The Telangana government is preparing to generate over INR 30 billion by auctioning a range of completed and incomplete flats, towers, and plots under the Rajiv Swagruha scheme. These properties, situated in areas such as Nagole, Pocharam, Gajularamaram, Jawaharnagar, Khammam, Vikarabad, and others, were originally constructed to offer affordable housing options for middle-class families in urban regions and their outskirts. Despite the intention behind the scheme, hundreds of flats and thousands of plots remain unsold since its inception in 2007 when the state was undivided. Previous auctions, held across six phases, have failed to clear these properties.

The unsold flats and plots are primarily located in areas under the Greater Hyderabad Municipal Corporation (GHMC), Hyderabad Metropolitan Development Authority (HMDA), and other districts across Telangana. In an effort to facilitate the sale, the newly elected Congress government established three committees to determine appropriate pricing for the upcoming auction. These committees have submitted their reports to the government, and according to sources in the chief minister's office (CMO), the pricing strategy will cater to two distinct groups: middle-class buyers and developers. The latter group is expected to purchase unfinished towers, complete their construction, and resell them.

So far, 2,956 flats have been sold in previous auctions. There are currently 760 flats available for purchase, located in the Rajiv Swagruha gated community townships of Pocharam and Bandlaguda, near Nagole. These include a variety of unit types-one-BHK, two-BHK, and three-BHK flats-comprising 159 flats in Bandlaguda and 601 in Pocharam, both situated in Medchal-Malkajgiri district.

In addition to these flats, several unfinished towers ranging from 8 to 14 floors are up for sale. Some of these towers were left incomplete at the fourth or fifth floors in locations such as Jawaharnagar, Gajularamaram, Pocharam, and Polepalli in Khammam district. Out of 40 towers, four have been sold, leaving 36 for future auctions. Open plots and incomplete flats at 19 other locations in GHMC, HMDA, and various districts are also available. Chief Minister A Revanth Reddy is expected to finalise the auction pricing soon.
