RLDA invites bids for the construction of a commercial tower at Thane Railway Station

The Rail Land Development Authority (RLDA), a statutory body under Indian Railways, has issued an invitation for bids to construct a Commercial Tower at Thane Railway Station in Maharashtra, located above the Station Area Traffic Improvement Scheme (SATIS - East) on the eastern side. The project will be executed under the Engineering, Procurement, and Construction (EPC) mode.

This initiative forms part of the Smart City Proposal for Thane City, which has been approved by the Ministry of Urban Development (MOUD) as part of the broader Smart City Mission. A key element of this mission is the development of a Multi-Modal Transit Hub at Thane Railway Station's eastern side. The SATIS (East) scheme is central to this plan, aimed at enhancing transportation infrastructure and reducing traffic congestion around the station, ultimately promoting the city's organised growth.

In alignment with this mission, the Municipal Corporation of Thane has already built a 2.24-kilometre elevated circular road connecting the Eastern Express Highway to Thane Railway Station on both the east and west sides. This road links to a deck area, which will be developed on land belonging to Central Railways, and is designed to facilitate smoother traffic flow and better mobility in the area.

The proposed site is strategically situated in the heart of Thane City, which holds significant potential due to its prime location within the commercial core of the city. The RLDA project encompasses the construction of a commercial complex above the deck area, which is intended to function as a hub for public transport interchange and commuter facilities. The development will include an eight-story commercial tower featuring a variety of amenities such as food courts, commodity vendors, platinum-rated green office spaces, underground parking facilities, lifts, escalators, solar power systems, a terrace garden, and an open-air restaurant.

The area surrounding the project site is a blend of institutional, office, residential, and dense mixed-use developments, with several unorganised shops and residences nearby. As a result, the project offers a unique opportunity to transform the face of Thane's East side by creating a more organised and aesthetically pleasing urban space.

The fully operational Commercial Tower will be outfitted with comprehensive civil works, including water supply, drainage, and sewerage systems, as well as modern electrical infrastructure, telephone and internet connections. In addition, it will feature lifts, a grand lobby area, parking spaces, and green space development, all of which are intended to enhance both the functionality and sustainability of the building. The tower will also be well-connected to the city's proposed metro system, suburban rail network, and local bus services, ensuring easy accessibility for commuters and residents alike.
