Greater Noida Authority approves registration of 800 apartments after 27-year delay

After a long-standing legal deadlock spanning 27 years, the Greater Noida Authority has finally approved the registration of at least 800 apartments in the Senior Citizen Home Complex Welfare Society. This decision comes as a major relief to homebuyers who had been living in these apartments without official ownership rights. The primary delay was attributed to internal disputes within the society, which had previously prevented the issuance of a crucial "completion certificate." Without this certificate, the registry process, which transfers ownership titles to the homeowners, had been stalled for decades.

In December 2023, Uttar Pradesh Chief Minister Yogi Adityanath intervened, instructing the Greater Noida Authority to resolve these long-pending issues and ensure that homebuyers could secure possession and ownership of their apartments without further complications. Following these orders, the authority was able to issue the long-awaited completion certificate, which is essential for the legal registration of properties.

Naveen Kumar Singh, Officer on Special Duty at the Greater Noida Authority, confirmed that the authority's efforts have now enabled homeowners to execute their property registries and officially transfer ownership titles into their names. This marks a significant milestone for residents who have been waiting for nearly three decades to gain formal ownership of their apartments.

As of March, 188 apartments within the Senior Citizen Home Complex had already been registered. With the removal of legal barriers and the granting of all necessary no-objection certificates (NOCs), the authority is now moving forward to register the remaining units. Homebuyers who have been living in these apartments can now finally secure legal ownership under this newly approved policy.

This policy, however, applies exclusively to the Senior Citizen Home Complex Welfare Society and does not extend to other housing projects or future development schemes. The decision was made by the authority's CEO, Ravi Kumar NG, who approved the new policy on September 13, 2024, to protect the rights of homebuyers in this particular complex. The goal of the policy is to ensure that these homeowners can finally receive a clear title to their properties after years of uncertainty.

The Senior Citizen Home Complex Welfare Society, which consists of 845 apartments, was granted a 15-acre parcel of land by the authority on September 3, 1996. By 1997, the land had been registered for housing purposes. However, despite the completion of the building and the integration of the owners into the society, the registration process for property titles was delayed due to legal and administrative issues.

Now, with the updated policy in place, the Greater Noida Authority will issue sublease deeds to the current tenants, who are referred to as "Subsequent Members." The society's authorised representatives will be responsible for providing the authority with an updated list of current residents, along with an affidavit, to speed up the registration process. This long-awaited resolution brings much-needed relief to the homeowners, who can now move forward with full legal ownership of their homes.
