KA Enterprises LLP, owned by Bollywood actress Deepika Padukone and her father, Prakash Padukone, has recently made a notable investment in real estate by purchasing a luxury apartment in Mumbai's Bandra West area. This property is located in the Sagar Resham Co-operative Housing Society, close to the famous Bandstand, and was acquired for approximately INR 17.78 crore, as detailed in registration documents examined by Square Yards.
The Sagar Resham Co-operative Housing Society, developed by Enorm Nagpal Realty, features upscale 4 BHK and 5 BHK apartments. According to Square Yards, the newly bought apartment covers 171.47 square meters (about 1,846 square feet) and includes a designated parking space. The transaction involved a stamp duty of nearly INR 1.07 crore and registration fees of INR 30,000. This deal, finalised earlier this month, is registered under KA Enterprises LLP, which is a global venture investment firm concentrating on high-growth consumer and consumer-tech businesses. This investment not only reflects the Padukone family's commitment to real estate but also highlights the ongoing demand for luxury properties in Mumbai, particularly in prime locations like Bandra West.
Deepika Padukone has been active in the real estate market over the years. In addition to her recent luxury apartment purchases, she previously acquired a lavish home in Mumbai for approximately INR 40 crore, situated in the upscale Juhu area. Known for her strategic investments, she also co-owns a property in Bangalore, which reflects her roots and commitment to her home city. Her real estate ventures not only showcase her financial acumen but also emphasise her preference for prime locations that blend luxury and lifestyle.
In a related move, Deepika Padukone's mother-in-law, Anju Bhavnani, purchased an adjacent apartment earlier this month for around INR 19.13 crore. This new property covers 1,822.45 square feet (about 169 square meters) of carpet area and includes a parking space. The transaction came with a stamp duty of approximately INR 95.68 lakh and a registration fee of INR 30,000.
On the same day she acquired the apartment, Anju Bhavnani leased it to her daughter, Ritika Bhavnani. This lease, which is registered under R.S. Filmcraft (OPC) Pvt. Ltd. and Oh Five Oh Talent LLP, spans 55 months. The monthly rent is set at INR 8.20 lakh for the first 33 months, increasing by 15% to INR 9.43 lakh for the final 22 months. The lease agreement also includes a security deposit of INR 73.80 lakh and a stamp duty of INR 1.29 lakh.
It's worth noting that Deepika's husband, Ranveer Singh, already owns multiple floors in the same building, having purchased them for an impressive INR 119 crore in 2022. This growing real estate portfolio not only underscores the family's investment strategy but also emphasises the allure of luxury living in prime locations.
Deepika Padukone and Anju Bhavnani's recent property transactions are part of a growing trend of high-profile celebrity real estate deals in Bandra West. According to Square Yards, several Bollywood stars and prominent figures have also made moves in the area. Notable purchases include Aamir Khan, who acquired a property for approximately INR 9.76 crore, Tripti Dimri at around INR 14 crore, and K.L. Rahul and Athiya Shetty, whose transaction reached about INR 20 crore. This surge in celebrity investments highlights the appeal of Bandra West as a prime residential location.
The recent real estate activities of KA Enterprises LLP and the Bhavnani family underscore the increasing interest in luxury properties in Mumbai's Bandra West. As celebrities like Deepika Padukone and her mother-in-law, Anju Bhavnani, make significant investments, the area continues to attract high-profile buyers. This trend not only reflects the allure of upscale living but also emphasises Bandra West's status as a prime residential destination. With other prominent figures also entering the market, the demand for luxury real estate in this vibrant neighbourhood shows no signs of slowing down.
