The Nagpur bench of the Bombay High Court has directed the Nagpur Municipal Corporation (NMC) to act against unauthorised construction in two major buildings, including one opposite Vidhan Bhavan and another in Sadar. The court criticised over a decade of inaction and emphasised the seriousness of the violations. Demolition notices have been issued, giving owners a 15-day window to comply, failing which NMC will demolish the structures and recover costs. Past irregularities date back to 2004, with concerns over safety and proximity to sensitive establishments highlighted by petitioners.Read more

The Telangana government's newly introduced Transferable Development Rights (TDR) policy for residential buildings of ten floors and above is expected to alter the cost structure of high-rise housing developments across Hyderabad, particularly in West Hyderabad. Under the policy, developers must purchase TDR from the government for 10% of the built-up area constructed above the tenth floor. While the impact is expected to be limited in North, South and East Hyderabad due to fewer tall developments, high-rise dominated corridors such as the Financial District, Nanakramguda and Kokapet are likely to see a measurable rise in project costs. Industry assessments indicate that this additional cost may gradually reflect in residential pricing, especially for new launches and ongoing projects seeking plan revisions or additional approvals, potentially reshaping benchmark prices across key micro-markets.Read more

The Telangana government has initiated a comprehensive forensic audit of land transactions across all districts to investigate possible irregularities in records generated through the Dharani land-records portal, officials have said. The move follows preliminary forensic examinations in two districts that reportedly flagged misuse of the digital system, including irregular transfers and shortfalls in government dues. Authorities have indicated that the audit will extend to all remaining districts after initial findings suggested discrepancies in thousands of cases and potential diversion of government revenue. The exercise is aimed at restoring confidence in land records and ensuring transparency in property transactions, as well as taking action against any misuse or unlawful transfer of public land. Revenue officials are overseeing the audit process in coordination with specialised agencies.Read more

MHADA has approved an allocation of INR 200 crore to reacquire three out of four disputed plots linked to the Patra Chawl redevelopment project in Goregaon West, Mumbai, following cabinet approval. The redevelopment, originally stalled by 2011, was taken over by MHADA in 2018 and completed by 2024. The payment will be recovered through sales of flats on these plots at market rates. The move resolves part of the legal disputes and restores rights over the land.Read more

Bengaluru citizens have asked Prime Minister Narendra Modi and Chief Minister Siddaramaiah to intervene in accelerating Corridor 1 of the Bengaluru Suburban Rail Project (BSRP), connecting the city centre to Kempegowda International Airport. Sanctioned in 2020 with an estimated cost of INR 15,767 crore, the project faced repeated delays, with no work started even after over five years. Local groups emphasize the need for timely funding, land acquisition, and execution. They hope direct government support can help commission the corridor by early 2028, benefiting around two crore commuters.Read more

The Delhi Development Authority has launched the Nagrik Awas Yojana 2026, offering over 1,700 discounted flats across income categories including EWS, LIG, MIG and HIG in Narela and Siraspur. The scheme grants a uniform 25 per cent discount on listed flats and opens bookings through the DDA's Awaas Portal. However, the new offering has sparked discontent among applicants of the earlier Karamyogi Awas Yojana for government employees, who allege that the Nagrik scheme's prices are significantly lower despite similar locations and flat sizes, placing them at a financial disadvantage. DDA officials have responded that the newer flats are older stock and that depreciation has been factored into pricing. Registration opened towards the end of January, with booking scheduled to begin subsequently under a first-come, first-served process.Read more

The Maharashtra Real Estate Regulatory Authority (MahaRERA) has ordered the promoters of the Kalpataru Yashodhan project in Andheri West, Mumbai, to refund more than INR 1.4 crore to a homebuyer couple, along with interest, after the developer failed to deliver possession within the agreed timeframe and illegally forfeited the amount paid. The couple had booked a flat in 2017 and paid approximately INR 1.46 crore, about 20 per cent of the total consideration, for a property worth around INR 7.12 crore. When possession was delayed beyond the promised date, the promoter issued demand letters prematurely and eventually forfeited the payments, later selling the same unit to a third party. MahaRERA ruled that forfeiture under these conditions was arbitrary and violative of provisions of the Real Estate (Regulation and Development) Act, and that the buyers retained statutory protection regardless of the absence of a registered sale agreement.Read more

The Allahabad High Court has dismissed review petitions filed by the Yamuna Expressway Industrial Development Authority (YEIDA) in a long-running land dispute with Silverline Furnishing and Furnitures Pvt Ltd, reaffirming its earlier ruling that directs YEIDA to hand over physical possession and execute lease formalities for a township plot in Greater Noida. The dispute centres on a roughly 100-acre parcel in Sector 18 originally allotted under a 2011 scheme, where YEIDA had failed to deliver physical possession despite collecting premium payments and related fees. The division bench found no apparent on the face of the record in its November 2023 judgment and noted that YEIDA's review pleas sought to re-argue merits beyond the limited scope of review jurisdiction. The court's directives to revise demand notices and adjust lease documentation remain in force.Read more

The Maharashtra government has tightened norms under the Pradhan Mantri Awas Yojana (Urban) 2.0, requiring certain affordable housing projects to secure confirmed beneficiary linkage for at least 25 per cent of units before physical construction can begin or scheme benefits are availed. The directive, issued on 23 January, applies to Affordable Housing in Partnership (AHP) and AHP-public private partnership (AHP-PPP) projects where the sale price of Economically Weaker Section (EWS) units exceeds the applicable annual statement of rates by more than 20 per cent. Under the revised framework, developers must ensure that one in four units has committed beneficiaries before moving ahead with construction or accessing incentives such as additional floor space index. The updated guidelines also aim to standardise unit size norms and require implementing agencies to furnish key clearances at the proposal stage to improve compliance and transparency in affordable housing delivery.Read more
