A recent Kochi order has directed a residential flat-owners association to replace its uniform maintenance fee with a size-based system, requiring charges to be calculated in proportion to each unit's floor area. The ruling followed complaints that flat-rate billing was unfair in a building with differently sized apartments, as smaller-unit owners were effectively subsidising larger ones. The association must now revise its maintenance structure, present audited area data and communicate the updated charges transparently. The decision promotes equitable cost-sharing and may prompt other housing societies in Kochi to reassess their billing practices. It could also influence buyer preferences toward communities with fair, size-linked maintenance policies.Read more

The Maharashtra Assembly recently passed an amendment to the Maharashtra Land Revenue Code, making it easier to subdivide small plots in urban areas. The decision is expected to benefit nearly three crore people living on gunthewari plots by removing the need for repeated Non-Agricultural permissions in locations where approved Development Plans or Regional Plans already exist. Landowners can now obtain individual ownership by paying a one-time premium, allowing their names to be added to the 7/12 land record. Opposition members raised concerns about infrastructure and possible advantages to builders, but the government said the move is meant to regularise long-time residents.Read more

Karnataka's real estate regulator has urged homebuyers not to accept substandard or incomplete work from developers, stressing that doing so weakens their rights and allows poor practices to continue. The warning comes amid rising complaints about delays, inferior finishes and deviations from promised specifications. The authority reminded buyers that developers are legally required to meet quality norms, deliver as per approved plans and honour contractual commitments. Buyers have been advised to thoroughly inspect units before possession and formally document any defects to strengthen future claims. The message signals stricter regulatory expectations, pushing developers to improve execution, quality control and transparency to avoid complaints and enforcement action.Read more

The Centre has approved more than 1.11 crore homes under the Pradhan Mantri Awas Yojana, with a significant share already delivered to beneficiaries. Nearly 1.10 crore homes have been grounded and about 95.54 lakh have been completed. A 2020 survey showed that around 6.5 crore people continue to live in slums across India. While the Centre funds PMAY-Urban and its updated PMAY-U 2.0 version, states and Union Territories handle land, slum rehabilitation and relocations. Most of the INR 2.05 lakh crore central assistance sanctioned for these schemes has already been released and utilised.Read more

Authorities in Alwar have shut down ten hotels and resorts operating illegally around Siliserh Lake, citing the absence of mandatory permissions and environmental clearances. The sealed establishments did not meet zoning norms or hold valid hotel licences, prompting a strict enforcement drive to protect the lake's ecological sensitivity. Officials said unchecked construction and unauthorised tourism activity had raised serious concerns over land use and environmental impact. The action signals a firm stance that commercial development cannot bypass planning regulations or ecological safeguards, and is expected to deter future violations while reinforcing the need for full compliance among hospitality operators in sensitive zones.Read more

A white paper launched at the conference recommends adopting global best practices and technology-driven systems to enhance clarity, predictability, and efficiency in dispute resolution.Read more

Maharashtra has given legal validity to digitally signed land records, including 7/12 extracts, 8-A extracts and property cards. Citizens can now download certified copies from the Mahabhumi portal for INR 15, and these copies will carry a digital signature, QR code and a unique 16-digit verification number. The Maharashtra government has cleared the Mukhya Mantri Baliraja Shet-Panand Raste Yojana to develop all-weather, motorable farm-to-field roads across rural districts. The programme shifts fully to mechanised construction to avoid delays seen earlier under manual work through MGNREGA. It also includes waivers on survey fees, measurement charges, police bandobast, and royalty on soil, sand, murum and stones. Roads will be built through cluster-based tendering, paired with mandatory tree plantation. A high-level committee will oversee the implementation across districts to improve year-round connectivity for farmers.Read more

Karnataka RERA has launched a unified single-window clearance system to streamline and speed up approvals for real estate projects across the state. Instead of applying separately to multiple departments, developers can now submit all documents through one portal, which will coordinate with the required statutory authorities. The move is designed to reduce delays, cut bureaucratic hurdles and improve transparency in the approval process. By centralising clearances, Karnataka RERA aims to provide developers with greater certainty and enable quicker project launches. Homebuyers are expected to benefit from faster delivery timelines, while regulators gain better coordination, oversight and accountability.Read more
