Odisha Housing Board to launch 6,877 homes across four projects, over 1,800 affordable units planned

• Odisha State Housing Board (OSHB) is planning four new residential projects that will add 6,877 housing units in Bhubaneswar and Rourkela.

The Odisha State Housing Board (OSHB) is set to strengthen affordable housing supply in the state with plans to develop four new residential projects that will collectively deliver 6,877 housing units. The proposed developments, spread across Bhubaneswar and Rourkela, are expected to cater to a wide range of homebuyers, including Economically Weaker Sections (EWS), Low Income Groups (LIG), Middle Income Groups (MIG) and Higher Income Groups (HIG). 
The housing projects were discussed during a recent review of OSHB's ongoing and upcoming developments. The proposed schemes include the Suango Public-Private Partnership (PPP) Housing Project near AIIMS Bhubaneswar, the Ranasinghpur EPC Housing Project, the Patrapada Housing Project in Bhubaneswar and the Basanti Colony Joint Venture Apartment Project in Rourkela. 
Among the four developments, the Suango PPP project is expected to be the largest, with 2,867 housing units planned. Of these, more than 1,000 units have been earmarked for affordable housing segments. The project is expected to play a significant role in addressing housing demand in the rapidly developing southern part of Bhubaneswar, where residential and institutional development has gained momentum in recent years. 
The Patrapada Housing Project is proposed to add 2,510 residential units. Around 820 units in the project are expected to fall under affordable housing categories. The location has emerged as an important residential destination due to its connectivity with major educational institutions, healthcare facilities and commercial zones in the state capital. 
The Ranasinghpur EPC Housing Project is planned to contribute another 1,262 units to Odisha's residential stock. Meanwhile, the Basanti Colony Joint Venture Apartment Project in Rourkela will add 238 apartments catering primarily to MIG and HIG homebuyers. The project is expected to support the growing housing demand in Rourkela, one of Odisha's key industrial and urban centres. 
The upcoming developments form part of OSHB's broader strategy to expand housing availability across urban areas while maintaining a focus on affordability. The housing board has been actively developing residential projects for different income groups and has played a key role in supporting planned urban growth across Odisha for several decades. 
Alongside the new proposals, OSHB is continuing work on several ongoing projects in locations such as Dumduma in Bhubaneswar, Angul and Dhenkanal. These developments include a mix of apartments, plotted schemes and housing projects targeted at EWS, LIG and MIG segments. The board has also been exploring opportunities to expand its activities to district headquarters across the state to ensure wider access to organised housing. 
The latest expansion plans come at a time when demand for affordable housing continues to remain strong across Odisha's urban centres. With Bhubaneswar witnessing steady population growth and increasing infrastructure investments, the need for planned residential developments has become more pronounced. Similar demand trends are being seen in cities such as Rourkela, Angul and other emerging urban clusters. 
Established in 1968, OSHB remains one of Odisha's principal housing agencies and has delivered numerous residential projects over the years. The proposed projects are expected to increase housing supply, support urban development objectives and create additional opportunities for homebuyers across different income categories.
