Amazon Data Services India has acquired a 10.6-acre land parcel in Mumbai Metropolitan Region from Lodha Developers for more than INR 125 crore to expand its data centre footprint. The transaction was completed in Ambernath, near the company’s existing data centre campus, and forms part of Amazon’s broader infrastructure expansion strategy in India. The acquisition comes amid rising demand for hyperscale data centres driven by cloud computing, digital services and artificial intelligence-related infrastructure requirements.

Amazon Data Services India has acquired a 10.6-acre land parcel in the Mumbai Metropolitan Region from Lodha Developers for more than INR 125 crore as part of its ongoing data centre expansion strategy in India. The transaction was completed in Ambernath, where the company already operates a large data centre campus. 
Property registration documents reviewed by market sources showed that the transaction involved approximately 10.6 acres of land located within an industrial and infrastructure development zone in Ambernath. The deal value has been reported at around INR 125 crore, excluding stamp duty and registration charges. 
The acquired parcel is situated adjacent to Amazon Data Services India’s existing facilities, indicating plans for campus expansion and additional digital infrastructure development. Industry sources stated that the purchase is intended to support future growth in cloud computing capacity and data storage requirements in one of India’s largest digital infrastructure markets. 
Mumbai and the wider Mumbai Metropolitan Region continue to remain among the country’s largest data centre hubs because of strong connectivity infrastructure, access to submarine cable landing stations, reliable power availability and proximity to major enterprise customers. The region has attracted substantial investments from domestic and international data centre operators over the past few years. 
The latest acquisition adds to Amazon’s expanding digital infrastructure portfolio in India. Through Amazon Web Services (AWS), the company has continued to invest in cloud infrastructure, data processing facilities and technology ecosystems to support increasing enterprise and consumer demand for digital services. 
The transaction also reflects growing demand for large land parcels suitable for hyperscale data centre development. Industry consultants have noted that availability of power infrastructure, fibre connectivity and scalable land banks has become a key factor influencing investment decisions by global technology companies. 
Lodha Developers, formerly known as Macrotech Developers, has emerged as one of the major landowners and developers facilitating industrial, warehousing and infrastructure-linked developments across the Mumbai Metropolitan Region. The company has completed multiple transactions involving logistics parks, industrial assets and data centre-related developments in recent years. 
Data centre investments across India have accelerated amid increasing adoption of cloud computing, artificial intelligence applications, digital payments, streaming platforms and enterprise technology services. Industry estimates indicate that data centre capacity across major markets including Mumbai, Chennai, Hyderabad, Bengaluru and Delhi-NCR is expected to witness significant expansion over the next several years. 
The acquisition comes at a time when global technology companies are increasing investments in digital infrastructure to support growing computing requirements linked to artificial intelligence and large-scale data processing. Demand for hyperscale facilities has also risen as enterprises migrate workloads to cloud platforms and expand digital operations. 
Market experts stated that land transactions involving data centre operators have become increasingly prominent across major metropolitan regions as companies seek to secure long-term expansion capacity amid rising infrastructure demand. The Ambernath acquisition strengthens Amazon’s presence in the Mumbai Metropolitan Region, which remains one of the country’s most active markets for data centre development.
