The Gujarat Real Estate Regulatory Authority (GujRERA) has reportedly begun a review of government-backed real estate projects that have been granted extensions to their registration validity, seeking detailed information from project-promoting agencies regarding delays and revised completion schedules. 
According to reports, the regulator has written to various government departments, public authorities and state-backed agencies seeking details of projects that have received extensions under the provisions of the Real Estate (Regulation and Development) Act, 2016. The information sought includes the reasons for delay, current stage of construction, revised timelines and measures being taken to ensure project completion. 
The move comes amid increasing regulatory focus on project delivery timelines and compliance obligations under RERA. While extension requests are permitted under specific circumstances, the regulator is understood to be examining whether projects are progressing in line with the revised schedules submitted at the time of seeking extensions. 
Reports indicate that a significant number of government and public authority-led developments have availed extensions over the past few years due to various implementation challenges. These include delays related to approvals, utility shifting, land-related issues, tendering processes, contractor mobilisation and other project execution constraints. 
The review exercise is expected to help the regulator obtain a clearer picture of the status of ongoing public sector housing and infrastructure-linked real estate developments across the state. Authorities are also believed to have been asked to furnish updated information on physical progress and expected completion milestones. 
Under the RERA framework, project registration is linked to a declared completion timeline, and developers are required to seek extensions if they are unable to complete the project within the approved period. While the provisions apply to both private and government-backed projects, regulators across several states have increasingly emphasised the need for greater transparency regarding project delays and revised delivery schedules. 
Industry observers note that government agencies account for a sizeable share of residential, mixed-use and urban development projects registered with state RERA authorities. Monitoring the status of such projects is considered important from the perspective of homebuyers, allottees and public accountability. 
The latest initiative by GujRERA is expected to strengthen oversight of public sector projects while ensuring that revised timelines granted under the regulatory framework are supported by measurable construction progress and updated completion plans. The exercise may also help identify recurring bottlenecks affecting project execution and facilitate closer monitoring of delayed developments across Gujarat.
