Maharashtra has completed online registrations for 23 cooperative housing societies within two months of launching a fully digital registration framework, marking an early expansion of the state’s effort to streamline housing society approvals and reduce procedural delays.
The online registration mechanism, introduced through the Aaple Sarkar portal, enables applicants to complete the entire registration process digitally without repeated visits to deputy registrar offices. Officials stated that the system is intended to simplify a process that had traditionally involved extensive paperwork, physical submissions and prolonged approval timelines.
According to cooperation department data, the portal has received 304 applications for society name reservation, which represents the first stage of registration. Of these, 113 applications have been approved while 34 were rejected. Twenty-three housing societies have completed both the name reservation and final registration stages after obtaining permission to open bank accounts and submitting required documents online.
Officials stated that housing societies from Pune, Ratnagiri, Amravati, Kolhapur and Sangli are among those that have utilised the digital platform. The initiative applies to all cooperative societies, including housing societies, and is expected to particularly benefit urban regions where several residential buildings continue to operate without formal registration due to procedural challenges and documentation requirements.
The cooperation department said the online system has reduced mandatory documentation from 29 documents to 19 by eliminating several non-essential submissions while retaining key records related to land ownership, construction approvals, promoter details and registered agreements. Authorities stated that the revised framework is intended to improve efficiency without compromising regulatory scrutiny.
Applicants are required to create an account on the portal, complete digital submissions and pay registration-related charges online. The system has also been integrated with the government accounting framework, enabling online fee payments and real-time application tracking. Officials indicated that applications are scrutinised digitally and queries, if any, are raised through the platform itself.
The state government has increasingly focused on digitisation of housing and cooperative society-related processes as part of broader administrative reforms. Housing societies often require formal registration to undertake financial management, access government services, pursue conveyance procedures and carry out major repair or redevelopment activities.
Officials stated that the online registration framework is expected to improve transparency, reduce dependence on intermediaries and bring more housing societies into the formal cooperative structure. According to department estimates, Maharashtra currently has around 1.25 lakh registered housing societies, while a significant number of residential buildings remain outside the formal registration framework.
Industry and housing federation representatives stated that digitally recording each stage of the registration process could improve accountability and reduce delays associated with manual processing. Authorities expect adoption of the platform to increase as more societies transition towards online registration and compliance procedures.
