Developers also reported steady NRI and investor interest, supported by ongoing infrastructure developments across Thane.
The 23rd edition of the CREDAI MCHI Thane Property Expo concluded successfully over the past week, highlighting continued demand in Thane’s real estate market. Held over three days at Dosti West County, the event recorded a total footfall of 20,467 visitors and facilitated 234 spot bookings across residential, commercial and retail segments.
The Expo featured more than 100 RERA-approved projects presented by over 40 developers. The available inventory ranged from INR 55 lakh for 1 BHK units to premium 4 BHK homes. Demand was largely concentrated in the INR 55 lakh to INR 2.25 crore segment. Among micro-markets, Ghodbunder Road, Kolshet, Pokhran and Majiwada saw the highest traction, indicating sustained buyer interest in these locations.
On the financing side, banks processed home loan applications worth INR 398 crore at on-site desks. Lenders observed that sanction rates were higher compared to regular branch walk-ins, supported by quicker documentation and dedicated Expo facilitation.
Developers noted that Expo-specific offers and guidance services helped convert a significant number of walk-ins into potential buyers. Legal and Vastu advisory counters also supported first-time homebuyers in making informed decisions. In addition, there was visible interest from NRIs and investors, with infrastructure projects such as the Thane Metro, Coastal Road, Borivli–Thane Tunnel and the upcoming high-speed rail station influencing buyer sentiment.
Sachin Mirani, President of CREDAI MCHI Thane, stated that this edition recorded the strongest response so far, adding that both on-ground activity and expected follow-ups reflected growing trust in Thane’s real estate market and in curated, compliant developments. He noted that visible infrastructure progress was now directly influencing homebuying decisions.
Faiyaz Virani, Honorary Secretary of CREDAI MCHI Thane, said the event demonstrated that transparent project information, multiple choices and easy financing helped speed up decision-making. He added that the organisation is already working on expanding the scale of future editions.
Vibhav Borkar, Chairman of the Expo Committee, indicated that post-event site visits and loan disbursals are expected to translate into additional transactions. He added that the organisation will continue supporting buyers through the final booking and disbursement stages even after the Expo.
The organisers acknowledged the support and presence of key dignitaries, including Maharashtra’s Deputy Chief Minister Eknath Shinde and Transport Minister Pratap Sarnaik, along with other public representatives. During the inauguration, senior officials such as the Thane District Collector and the Municipal Commissioner visited the venue and interacted with developers and homebuyers. According to the organisers, dignitaries appreciated the role of the Expo in promoting transparent and organised real estate growth in Thane.
The event also included seminars, workshops and panel discussions that focused on housing trends, sustainable development and the future outlook of the Thane real estate market. Officials observed that the city’s infrastructure upgrades and civic planning are steadily positioning it as a key urban growth centre within the Mumbai Metropolitan Region.
CREDAI MCHI Thane stated that the city continues to account for a significant share of housing supply and sales in the region, driven by a mix of affordability, connectivity and evolving infrastructure.
