The Government of Maharashtra has advanced its plans to acquire the Air India Building at Nariman Point, Mumbai, after transferring approximately INR 1,600 crore towards the transaction, bringing the long-pending deal closer to completion.


The development, reported in the past week, marks a key step in the state’s effort to take ownership of the iconic commercial tower from Air India. The fund transfer is understood to be part of the agreed consideration for the property, which has been under discussion for acquisition for several years.

The Air India Building is a 23-storey commercial tower located along Marine Drive in south Mumbai’s central business district. Completed in 1974, the building served as the airline’s headquarters before operations were shifted to New Delhi, and has since been partially leased to various tenants.

Situated in Nariman Point, one of Mumbai’s most established commercial hubs, the property occupies a strategic location with proximity to major financial institutions and corporate offices. The area has historically commanded some of the highest commercial real estate values in the country due to its connectivity and business concentration.

The state government is expected to utilise the building for administrative and office purposes, consolidating various departments within a single centrally located asset. The move aligns with broader efforts to optimise government real estate holdings in prime urban locations and reduce dependence on leased office spaces.

The acquisition also reflects the continued relevance of Nariman Point as a core commercial district, despite the emergence of newer business hubs such as Bandra-Kurla Complex and Lower Parel. Government ownership of such a landmark property is likely to reinforce institutional presence in the area.

The transaction follows earlier attempts by the airline to monetise the asset as part of its broader restructuring and disinvestment strategy. The building had remained underutilised after Air India relocated its headquarters, prompting discussions around its sale.

With the transfer of funds now completed, the process is expected to move towards finalisation of ownership transfer and associated legal formalities. The development represents one of the notable public-sector real estate transactions involving a prime commercial asset in Mumbai in recent years.
