Although the 39-storey building will have a total of 332 residences, parking will become a contentious issue for future residents.
The project consists of 105 3 BHK apartments aiming at the high-income group (HIG) and 227 2 BHK apartments targeted toward the middle-income group (MIG). Despite the construction of a multi-level car park, sources indicate that parking will not be available for all residents. It is anticipated that parking spots will be prioritised for the owners of 3 BHK apartments, while only about half of the 2 BHK apartment owners will secure parking.
An official from MHADA explained that while they are responsible for building homes and providing parking spots free of charge, the decision on how to allocate these parking spots will ultimately be made by the housing society once it is established. This approach mirrors practices in other housing societies, where lotteries often determine residents' eligibility for parking spaces. Experts in housing trends emphasise that financial and spatial planning is essential for projects of this scale.
This new Goregaon development is part of a larger initiative by MHADA to provide over 2,000 homes through a lottery system expected to launch soon. Alongside the traditional offerings, this project is notable for including amenities such as a swimming pool and gym, marking a departure from typical MHADA projects that are often more basic in design and facilities. Other projects included in the upcoming lottery are located in Powai, Dindoshi, Vikhroli, and Antop Hill at Wadala.
The lottery for these homes is anticipated to be drawn in September, with an advertisement detailing the offerings expected within the week. According to MHADA, the vast majority of the new homes will cater to the low-income group (LIG), MIG, and economically weaker sections (EWS), while the HIG options will be limited.
Homebuyers interested in participating in the lottery can apply online through MHADA's website, which also features a dedicated mobile app to streamline the application process. The pricing for these homes varies significantly, with EWS apartments starting around INR 30 lakh, while the 3 BHK units may exceed INR 1 crore. This initiative aims not only to address the housing needs but also to navigate the complexities of urban living by providing a more inclusive approach to home ownership.
In light of the ongoing challenges, MHADA plans to continue adjusting its parking allocation strategies in future projects to avoid similar issues.
