The Gujarat government has unveiled the draft Annual Statement of Rates for 2024, popularly known as the Jantri rates, for public review until December 20. This document is crucial for determining the market value of land and properties in the State. The updated rates are expected to be implemented in January 2025. Following a doubling of jantri rates in April 2023, a comprehensive survey was conducted across urban and rural areas to ensure accurate land valuations. According to government sources, the updated annual statement of rates is expected to come into effect from January 2025.
Officials from the revenue department noted that after the jantri rates were doubled on April 15, 2023, the state government drafted new rates in February. However, this draft was not made public due to the general election.
An official statement indicated that Chief Minister Bhupendra Patel has responded favourably to farmers' requests for higher jantri rates, citing inadequate compensation for land acquisitions. The CM has also taken into account appeals from various organizations and institutions.
To support this effort, a phased field survey was conducted from April to November 2023, incorporating scientific considerations. In urban areas, the survey assessed 23,846 value zones based on development potential, while in rural areas, it covered 17,131 villages.
Teams of trained technical and administrative staff were assembled for each district to ensure accurate capture of land values, according to the statement.
Additionally, current land rates were established through local investigations and verified at both the taluka and district levels, as per government sources.
The anticipated adjustments to jantri rates are expected to impact the real estate sector and potential buyers, with the government asserting that these changes reflect actual values derived from rationalization and scientific methods.
Objections and recommendations submitted at the district level will be reviewed by committees led by collectors before being forwarded to the state government for consideration. The finalized jantri rates will be implemented after government approval, taking into account the feedback received, the statement concluded.
