Unitech is set to resume its long-delayed housing projects in Noida following the Noida Authority's approval of a revised layout in June 2023, per a Supreme Court directive. Last week, a bhoomi puja was conducted for the Express City project in sectors 96, 97, and 98. The revised plan includes seven towers in Amber, seven in Burgundy, and 397 plots in The Willows, with a mix of residential, recreational, and institutional spaces. Unitech aims to complete these projects within 26 to 36 months, addressing delays and rebuilding buyer confidence.
After a decade of delays, Unitech will finally resume its long-pending housing projects in Noida, following the Noida Authority's approval of a revised layout in June 2023, in compliance with a Supreme Court directive. Last week, the government-appointed board of Unitech conducted a bhoomi puja at the Express City (Unitech Golf and Country Club Grande) project located in sectors 96, 97, and 98 near the Noida Expressway.
Unitech originally received the land for Express City in 2006, planning three residential projects: Amber, Burgundy, and The Willows. Amber and Burgundy were intended as group housing developments, while The Willows comprised saleable plots. The initial layout, approved by the Noida Authority in August 2008, envisioned high-rise towers centered around a 9-hole golf course. However, delays plagued construction, leading the Supreme Court to appoint a new board in 2020 to manage Unitech's stalled developments.
In response to these delays, Unitech created a revised layout between March and August 2022, securing consent from 70% of homebuyers. The revised plan, approved in May 2023, features seven towers in Amber with 422 flats, seven towers in Burgundy with 395 flats, and a total of 397 plots in The Willows. Additionally, the layout allocates 49.1% of the area for residential use, 9.9% for institutional purposes, 19.6% for recreational parks and open spaces, and 21.4% for roads and parking lots.
YS Malik, Unitech's board chairperson, described the bhoomi puja as a significant milestone, marking the beginning of the long-awaited construction. Malik confirmed that the company has finalized the contractors, ensuring work will begin soon, and emphasized Unitech's commitment to completing the projects within the timelines outlined in the tender documents. For instance, they have set the timeline for Amber and Burgundy at 26 to 36 months, depending on retrofitting needs, but Malik expressed confidence that these timelines could be shortened by a few months. They aim to complete The Willows' plotted development, initially slated for 12 months, within six months. Homebuyers, who have waited over a decade for possession, are cautiously optimistic.
Unitech will also conduct a bhoomi puja for a delayed project in Sector 113 during the first week of October. This project, Unihomes 3, has 1,621 homebuyers, with nearly 1,000 seeking refunds. Other projects in Sector 117, including Exquisite, The Residences, Uniworld, and Gardens, face similar challenges, as over 1,000 buyers have requested refunds. These projects are currently awaiting environmental clearance, which remains a crucial hurdle to overcome before work can proceed.
