The Uttar Pradesh government is set to launch a new residential township named Harnandipuram to meet the rising housing demand in the Noida-Ghaziabad area. This development is inspired by the ongoing success of Indirapuram and is expected to cover around 541 hectares. The proposal was recently approved by the Ghaziabad Development Authority (GDA) during a board meeting, marking a significant step in addressing the region's real estate needs.
The planned township, nicknamed "Naya Ghaziabad", will be built alongside the Hindon River, which is locally referred to as Harnandi. The estimated cost of the project stands at approximately INR 5,000 crore, with half of the funding coming from the Uttar Pradesh government. This initiative aims to create around 5,000 housing units, alleviating the pressure on existing housing markets and helping to prevent the development of unauthorized colonies.
GDA officials highlighted that recent improvements in connectivity, particularly with the Delhi-Meerut RRTS (Regional Rapid Transit System), have increased interest in housing developments in surrounding areas. They believe that Harnandipuram will attract both homebuyers and real estate investors looking for affordable housing options compared to nearby cities like Noida and Gurugram.
The site for Harnandipuram is strategically positioned near major roads, approximately 3 km from Delhi-Meerut Road. It is in proximity to the Duhai interchange on the Eastern Peripheral Expressway and will be easily accessible via various routes, including the forthcoming RRTS network. Additionally, the River Hindon Metro Station on the Delhi Metro's Red Line will serve as a vital transport link for future residents.
The township will be developed on land acquired from several local villages, including Champat Nagar, Bhneda Khurd, and Morta. GDA plans to procure the land through either direct purchases from farmers or through land acquisition processes. This dual approach aims to expedite the development while ensuring fairness for landowners.
Real estate experts view Harnandipuram as a crucial project for Ghaziabad's growth. Pankaj Kumar Jain, Director of KW Group, emphasized that the region has become increasingly attractive for homebuyers seeking affordable housing. The saturation in Indirapuram necessitates the need for new developments like Harnandipuram to accommodate a growing population.
Furthermore, experts believe that the township will not only boost the residential housing market but also promote commercial opportunities. Vishal Raheja, Founder of InvestoXpert, noted that the growing demand for quality infrastructure in Ghaziabad far exceeds the current supply. He stated, "By creating more housing and improving connectivity, we will enhance the quality of life for residents and make Ghaziabad a more appealing place to live."
In addition to residential and commercial development, the GDA plans to include essential services such as healthcare and IT facilities in Harnandipuram, which will further add to the township's attractiveness.
