The Rail Land Development Authority (RLDA), a statutory authority of Indian Railways, has announced an invitation for bids to lease a 5,532 sqm land parcel at Renigunta, located in the Tirupati district of Andhra Pradesh. This land, strategically situated near Renigunta Junction Railway Station, will be leased for 45 years. The reserve price for the land is set at INR 6.77 crores, with a proposed built-up area of 7,502 sqm.

Renigunta is a major railway junction with branch lines extending to Arakkonam Junction and Katpadi Junction via Tirupati Main. It connects Tirupati/Arakkonam and Katpadi, Kadapa/Guntakal, and Gudur/Vijayawada, thereby accommodating passenger traffic from various directions. The site's prime location, alongside the Chennai - Anantapur Highway (NH-716), which links to Tirupati Airport Road and Kanigiri Tirupati Road (NH-565), ensures easy accessibility from different parts of the city. This strategic positioning is beneficial for potential development into a retail shopping complex or a hospitality facility, given its connectivity and proximity to the Renigunta Railway Station, which serves numerous devotees travelling to the Tirupati Temple.

The land parcel is bordered by Hotel KR Bhavan to the north, Kaccha Road and the Road Construction Building to the east, Tirupati Airport Road to the south, and National Highway 716 to the west. This ensures it is surrounded by significant infrastructure, enhancing its commercial viability.

The ongoing major upgrade of Tirupati Railway Station, with a total redevelopment cost of INR 355 crores, further adds to the commercial potential of this land parcel. The redevelopment project, part of the same urban agglomeration, is expected to increase footfall and economic activity in the area.

In addition to the Renigunta land parcel, RLDA has also invited bids for the redevelopment of the Boulevard Road Railway Colony in Delhi. This land, approximately 2.156 hectares (21,568.35 sqm), will be leased for 99 years at a reserve price of INR 318 crores. The site has an applicable floor area ratio (FAR) of 16,176.26 sqm.

These initiatives by RLDA highlight the organisation's efforts to leverage its real estate assets for commercial development, supporting urban infrastructure growth and enhancing connectivity.
