Synopsis

Homebuyers in Maharashtra will soon have a valuable tool at their disposal with the Maharashtra Real Estate Regulatory Authority (MahaRERA) set to launch an AI-powered grading system for real estate projects. Announced in September 2023, this initiative aims to enhance market transparency by grading projects on construction quality, financial health, legal clearances, and overall project overview. Each parameter will weigh 25% in the final grade. With over 46,000 registered projects, this system will empower buyers to make informed decisions, reduce risks, and promote high standards among developers. The AI-powered grading function is expected to be operational within a month.

Homebuyers in Maharashtra will soon have a valuable tool at their disposal when searching for a new property. The Maharashtra Real Estate Regulatory Authority (MahaRERA) is set to launch a new system that grades real estate projects based on key parameters, using artificial intelligence (AI) for faster and more accurate results.

This initiative, announced in September 2023, aims to bring greater transparency to the real estate market in Maharashtra. The grading system will consider four important aspects of a project: technical details like construction quality, financial health of the developer, legal clearances, and a general overview of the project itself. Each of these aspects will carry a significant weight in the final grade. For instance, technical details like construction quality and adherence to building codes will account for 25% of the overall score. Financial stability of the project, track record of the developer, and funds available for completion will also be weighed at 25%. Legal clearances, ensuring all necessary approvals and permits are in place and there are no legal disputes, will contribute another 25% to the grade. Finally, the project overview, which considers the overall plan, amenities offered, timeline for completion, and adherence to the sanctioned plan, will also hold a weightage of 25%.

This information will be displayed publicly on the MahaRERA website, empowering homebuyers with the data they need to make informed decisions before investing in a property worth lakhs or even crores of rupees. There are over 46,000 registered projects under MahaRERA's purview, and this system is expected to significantly benefit potential homebuyers by allowing them to assess risk and choose a property that meets their needs.

One of the most innovative aspects of this system is the use of AI tools for grading projects. MahaRERA is working on a system that relies on minimal manual intervention, utilising AI to analyse the data uploaded by developers against the established criteria. This is expected to significantly reduce processing times compared to traditional methods, where manual review of project documents could be slow and prone to human error.

According to Ajoy Mehta, chairman of MahaRERA, the groundwork for the grading system is nearly complete. Public feedback on the grading criteria, incorporating weightage for each parameter, has already been considered. While the entire system, including features beyond AI-powered grading, is still under development, the core grading function using AI is expected to be operational within the next month.

The introduction of a project grading system with a focus on AI-powered analysis is a significant step forward for the real estate market in Maharashtra. With easy access to crucial project information, homebuyers will be better equipped to make informed decisions. This can potentially save them from fraudulent or poorly constructed projects. Additionally, a transparent grading system can incentivize developers to maintain high standards in construction, finances, and legal compliance, leading to better quality projects and increased trust from potential buyers. The AI-powered system can also streamline the project approval process for MahaRERA, freeing up resources for other regulatory functions.

The launch of the AI-powered grading system is a positive development for both homebuyers and the real estate sector in Maharashtra. This initiative has the potential to enhance transparency, empower consumers with data-driven decision making, and promote responsible development practices within the industry.
