The Yamuna Expressway Industrial Development Authority (YEIDA) is acquiring an additional 1,861 hectares (4,600 acres) near Tappal, Aligarh, to support industrial and manufacturing projects around the upcoming Noida International Airport. This expansion aims to counter unauthorised developments hindering progress on the 2,597 hectares (6,420 acres) of designated land. Key projects include a 950-hectare (2,347-acre) multimodal logistics park with an INR 990 crore investment. YEIDA CEO Arun Vir Singh emphasised the urgency to address illegal constructions and secure the area, ensuring Tappal's development into a significant industrial hub in western Uttar Pradesh.

This move aims to support the development of industrial and manufacturing projects around the upcoming Noida International Airport.
Tappal's proximity to the new airport, expected to be operational soon, is making it a magnet for real estate investment. However, this growth has come with challenges. According to YEIDA officials, unauthorised housing and commercial projects are obstructing the planned industrial development on 2,597 hectares (approximately 6,420 acres) of designated land.
To address this issue and safeguard the notified area from land mafias (criminal gangs involved in illegal land grabbing), YEIDA is acquiring the additional land. This brings the total planned development area in Tappal to approximately 2,597 hectares. YEIDA had previously acquired 736 hectares (approximately 1,823 acres).
YEIDA CEO Arun Vir Singh addressed concerns about illegal projects and encroachments on notified land in Tappal, emphasising the proximity to the upcoming Jewar airport as a contributing factor. To secure the land, the Authority plans to acquire an additional 1,900 hectares (approximately 4,600 acres) and expedite the planned projects. Singh made it clear that illegal construction of any kind will not be tolerated.
YEIDA has also been actively removing existing encroachments. Recent notices have been issued to over 300 encroachers across Tappal, Jewar, Jahangirpur, and Mathura.
One of the key projects planned for Tappal is a 950-hectare (approximately 2,347-acre) multimodal logistics park. This facility will provide streamlined cargo movement and support industrial activity. The first phase, spanning 200 hectares (approximately 494 acres), will include designated areas for residential (24 hectares or 59 acres), commercial (10 hectares or 25 acres), and institutional purposes (12 hectares or 30 acres), along with essential support facilities like a truck parking zone.
YEIDA plans to invest approximately INR 990 crore (roughly USD 12.1 million USD) in land acquisition and basic infrastructure development. The project will then be awarded to a private concessionaire through a Public-Private Partnership (PPP) model. This concessionaire will be responsible for developing and operating the logistics park for a period of 45 years.
The development of Tappal and the Noida International Airport is expected to create a significant industrial hub in western Uttar Pradesh. YEIDA's proactive approach in land acquisition and addressing encroachment will be crucial for the project's success.
