The Lucknow Development Authority (LDA) is set to start land acquisition for four new housing schemes: Wellness City, IT City, Educational City, and Prabandhnagar. The proposals, approved by LDA chairperson and divisional commissioner Roshan Jacob during a recent meeting, signify a major development initiative for the city.
LDA vice-chairman Indramani Tripathi confirmed that proposals for the Mohan Road scheme are ready and slated for approval in the upcoming LDA board meeting. A tender worth INR 225 crore has been issued to cover the internal development of these projects, which includes crucial infrastructure such as roads, sewage systems, water supply, electrification, and drainage.
Land pooling and acquisition activities are actively underway for Wellness City and IT City on Sultanpur Road. The compensation rates for these acquisitions have been determined, and negotiations with the affected farmers are in progress. In the case of the Prabandhnagar Scheme, discussions with farmers are ongoing to address concerns related to land acquisition.
Educational City will be developed on Mohan Road, encompassing 785 acres in the villages of Pyarepur and Kaliakheda, with an estimated cost of INR 1,544 crore. This project will feature a grid pattern design reminiscent of cities like Chandigarh and Panchkula. It will span 74.25 acres, with a central park occupying 42 acres. Additionally, a significant water body covering approximately 45,000 square meters will be part of the development. The plan includes eight sectors that will incorporate solid waste management systems, sectoral shopping centers, and designated areas for vendors. The project will feature a total of 2,532 residential plots ranging from 112.5 square meters to 450 square meters, along with large group housing plots.
Wellness City, situated on Sultanpur Road, will cover 1,474 acres and is designed to house super-specialty hospitals, medical colleges, diagnostic centers, and centers for Vipassana and meditation. This project will also include the relocation of the Aminabad medicine market. It will be divided into seven sectors named after the Saptrishis, featuring a total of 2,935 residential plots of varying sizes from 112.5 square meters to 450 square meters, as well as group housing and commercial plots.
IT City will be developed on 2,086 acres between the Sultanpur national highway and Kisan Path. This project aims to create a high-tech technology park, a global business park, a science and engineering equipment zone, and a super-specialty medical zone. It will consist of 4,025 residential plots, each 200 square meters in size. Additionally, 360 acres have been allocated for industrial use, and 64 acres for commercial activities, along with a 15-acre water body.
The Prabandhnagar Scheme will cover 2,077 acres on IIM Road and is projected to cost INR 4,500 crore. This scheme will include 20 lakh square meters of residential plots, about 7 lakh square meters of commercial plots, 14.58 lakh square meters of industrial area, and 7 lakh square meters allocated for mixed land use.
Overall, these projects represent a significant investment in the infrastructure and development of Lucknow, aimed at enhancing the city's housing, educational, medical, and industrial facilities.
