Greater Noida West, home to over 3 lakh residents, is struggling with dissatisfaction over a newly announced sub-registrar's office located several kilometres away in Dadri. Dubbed "Dadri 2," this office aims to handle property registrations for 26 sectors in Greater Noida West and 28 nearby villages. However, poor public transport between Greater Noida West and Dadri makes the journey inconvenient and costly, especially for those without vehicles. Although the Uttar Pradesh government initially planned a closer office, protests from Dadri lawyers led to the current location. Officials are considering special registry camps in high-rise buildings as a potential solution.
Residents of Greater Noida West, a rapidly developing area with an estimated population of over 3 lakh, are facing frustration over a new sub-registrar's office meant to serve their area. While the Uttar Pradesh government recently announced a new office in Dadri, residents question its location as it's several kilometres away from Greater Noida West.
The new office, dubbed "Dadri 2," is intended to handle property registrations for 26 sectors in Greater Noida West along with 28 nearby villages. However, residents are unhappy that they still need to travel to Dadri for registrations, which can be inconvenient due to poor public transportation options. Greater Noida boasts a relatively good public transport network compared to Dadri, and many residents, especially those without vehicles, face challenges in booking cabs and incurring additional costs for the trip, potentially adding thousands of rupees to the overall registration expense.
This situation isn't entirely new. Residents of Greater Noida West have long demanded a dedicated sub-registrar's office closer to home. In April 2023, the government announced plans for a new office within Greater Noida West to handle an estimated 60,000 property registration documents annually - a significant workload. However, those plans were cancelled due to protests from lawyers in Dadri who wanted the office to remain there.
Officials from the stamps and registration department acknowledge the inconvenience caused by the Dadri location, located roughly 10 kilometres away from the centre of Greater Noida West. They explain the new announcement as a compromise reached after a month-long protest by lawyers in Dadri in April 2023. While the ideal location for residents might be within Greater Noida West, the department is currently using a government building in Dadri with permission from the district administration.
The department has proposed alternative solutions for high-rise buildings within Greater Noida West. They might organise special registry camps within these buildings if a significant number of property registrations, exceeding 20 for instance, need to be completed. This could help reduce travel hassles for residents in such buildings.
This situation highlights the challenge of balancing the needs of different stakeholders in the real estate sector. While the government aims to streamline property registration processes and improve transparency, it also faces pressure from local communities like the lawyers in Dadri. Ultimately, a solution that benefits all parties involved, including residents, lawyers, and the efficiency of the registration process, is needed. The government might consider a long-term solution involving setting up a new sub-registrar's office within Greater Noida West to truly address resident concerns.
