A recent report by Maharashtra's Real Estate Regulatory Authority (MahaRERA) reveals that out of 1350 registered projects, only 195 have established a mandatory Complaint Redressal Cell as of August 2023. This shortfall means many homebuyers lack a dedicated channel to address issues such as construction delays or amenities discrepancies. MahaRERA emphasizes the importance of these cells in fostering transparency and customer trust. They urge developers to promptly set up these cells, ensuring grievances are handled efficiently. For prospective homebuyers in Maharashtra, verifying the presence of a Complaint Redressal Cell is crucial for ensuring smoother issue resolution and transparency in real estate transactions.
A new report by the Maharashtra Real Estate Regulatory Authority (MahaRERA) reveals a shocking fact: only 195 out of over 1350 registered projects in the state have set up a dedicated Complaint Redressal Cell as mandated by MahaRERA in August 2023.
This lack of dedicated communication channels can be frustrating for homebuyers. Imagine buying a flat and then having no idea who to contact if there's a problem with construction, delays, or amenities not being delivered. This can lead to needless stress and delays in resolving issues.
MahaRERA was established to protect homebuyers and ensure transparency in the real estate sector. A key part of this is having a proper grievance redressal mechanism. Complaint Redressal Cells with a designated officer act as a single point of contact for homebuyers to raise concerns and get them addressed efficiently. This promotes clear communication and avoids confusion.
MahaRERA is taking steps to ensure all developers comply with the directive. They are urging developers to set up these cells and prominently display the contact details of the Grievance Redressal Officer at the project site and on the project website. This will make it easier for homebuyers to know who to reach out to in case of any issues.
The establishment of Complaint Redressal Cells is a positive step for homebuyer rights in Maharashtra. By having a designated point of contact, homebuyers can expect faster resolution of their grievances. Additionally, if developers make the number of complaints received and resolved public, it can increase transparency and build trust with potential buyers.
“The establishment of trust in the service sector is necessary for the growth of business. So far, the construction sector has only been recognised as a product sector. Now it has started to grow as a service sector. In such a case, it is the need of the hour to have a grievance redressal mechanism in place. MahaRERA has given instructions to establish a grievance redressal cell in every project and has asked the stakeholders to take prompt action to further the sector’s credibility.” said Ajoy Mehta, Chairman, MahaRERA.
If you're considering buying a new home in Maharashtra, make sure to ask the developer if they have a Complaint Redressal Cell established. Having this cell in place is a sign that the developer is committed to transparency and addressing homebuyer concerns.
