The Maharashtra Coastal Zone Management Authority (MCZMA) has approved Salma Khan's proposal for a hotel construction in Bandra West, Mumbai, clearing a plan to demolish a deserted eight-storey building on a 990 sq-m plot owned by the Khans. The hotel, with a clear sea view, will consist of 19 floors, including a cafe, restaurant, gym, swimming pool, office, convention center and guest rooms. The proposed FSI area is 5933.77 sq meters, totaling 10,208.00 square meters of construction. Despite opposition due to the plot's location in CRZ-IA and CRZ II areas, the MCZMA cited 2019 CRZ regulations, municipal approvals, and NOCs for height restrictions as grounds for clearance. Presently, no construction has commenced on the plot.
The Maharashtra Coastal Zone Management Authority (MCZMA) has cleared a proposal for the construction of a hotel by Salma Khan, mother of actor Salman Khan. The proposal was passed in a meeting on December 15, 2023. According to the minutes, the hotel will be constructed by demolishing a deserted under- construction eight-storey building at Carter Road in Bandra West on a 990 square-metre plot. The hotel will have an uninterrupted sea view.
The building, Starlet CHS, is owned by the Khans. They had initially planned to redevelop the property into a residential building. However, Sapre & Associates, the Khans' architect, shared a plan for a "commercial centrally air-conditioned building with a height of 69.90 metres" under the city's new Development Control & Promotion Regulation (DCPR-2034).
As per the proposed plan, the hotel will have 19 floors, with three levels of basement for various utilities and services. The first and second floors will feature a cafe and restaurant, the third floor will have a gymnasium and swimming pool while the fourth floor will be used as a service floor. The fifth and sixth floors will be for an office and convention centre. Floors from the 7th to the 19th will have rooms for guests.
The proposed FSI area of the hotel is 5933.77 sq metres and the total construction area is 10,208.00 square metres. The plot falls in the CRZ-IA and CRZ II area and was opposed. The consultant appointed on the project told the MCZMA that construction would be carried out in the CRZ-II area only.
The minutes from MCZMA cited a CRZ notification of 2019 that says: "Reconstruction of authorised buildings shall be permitted. without change in present land use, subject to the local town and country planning regulations as applicable from time to time, and the norms for the Floor Space Index or Floor Area Ratio." It also noted that the proposal has received various permissions for the plans from the municipal commissioner on December 27, 2021. The chief fire officer gave the project an NOC on December 3, 2021 while the NOC from the civil aviation department for height restriction was given on November 27, 2023. Thus, based on these factors, the current proposal has been cleared.
Presently, there is no sign of construction on the plot yet, though a building stands there which will have to go to make way for the hotel.
In April 2023, it was reported that Salman Khan leased out a flat in Bandra West, Mumbai, for a monthly rent of around Rs 1.5 lakh. The actor also owns the house in Galaxy Apartments in which he lives, as well as a farmhouse in Panvel and a beach house in Gorai. In the Western suburbs, in 2020, Hrithik bought three floors in a residential tower on the Juhu-Versova link road (JVLR) for around Rs100 crore. In the same year, Ajay Devgan purchased a bungalow spread across 474.4 sq m at Juhu for Rs 47.5 crore.
