WSB Real Estate Partners, an alternative asset manager, plans to invest Rs 1,200 Crore in the Indian warehousing sector over the next two years, covering nearly 4 million sq ft. Engaging developers in major cities, the company is eyeing projects in Mumbai, Delhi-NCR, Chennai, and Bengaluru. Collaborating with Panattoni, WSB has invested Rs 110 crore in its first 16-acre warehousing park in Delhi-NCR, targeting completion by March 2025. With 3-4 deals in the pipeline (Rs 500-700 crore), WSB aims to solidify its real estate presence. With total assets currently over Rs 2,200 crore, WSB sees promising prospects in warehousing and logistics, citing strong infrastructure and favourable government policies.
Alternative asset manager WSB Real Estate Partners (WSB) plans to venture into the warehousing sector with an estimated investment of Rs 1,200 Crore over the next two years. These investments will cover nearly 4 million sq ft land area.
Currently engaged in discussions with developers across key metropolitan areas such as Mumbai Metropolitan Region (MMR), National Capital Region (NCR), Chennai, Bengaluru, and selected non-metro cities, WSB aims to collaborate on warehousing projects that align with its strategic vision.
WSB’s first project will come up on a 16 acre land parcel on NH71 in Delhi NCR. This environment friendly, sustainable, self-sufficient and state-of-the-art Grade A warehouse park will have a development potential of roughly 360,000 square feet with a total investment of Rs 110 crores. This project is to be developed in partnership with Panattoni, a globally recognised warehouse developer, and will be completed by March 2025.
The park is situated in the Industrial cluster of Gurugram, the Farrukhnagar- Jhajjar-Luhari belt, which houses major retailers, 3PL, e-commerce, and industrial occupiers. With sustainability at its core, the park stands to attract blue-chip retailers and large 3PL/industrial operators, aligning seamlessly with WSB's long-term vision for environmental, social, and governance (ESG) investing.
Additionally, the company expects to sign 3-4 deals in the warehousing sector with an investment of nearly INR 500-700 crore in the upcoming months. WSB’s institutional investment manager is in discussions with several developers across key metro cities such as MMR (Mumbai Metropolitan Region) Delhi NCR, Chennai, and Bangalore for warehousing projects.
Vinit Prabhugaonkar, Managing Partner at WSB, highlighted the promising landscape for institutional investors in the warehousing and logistics sector. He cited robust infrastructure and positive economic indicators from government policies as key factors propelling this potential. With an institutionalised investment management approach, WSB plans to channelize more capital into this sector, aiming for substantial contributions to its growth.
With total assets under management exceeding Rs 2,200 crore, WSB and its affiliates are making a mark in the real estate sector. The firm, founded by the former India team of Walton Street Capital along with the Blacksoil Group, has been a key player since 2013, investing over $275 million in the real estate sector. This strategic evolution into the warehousing sector reflects the company's commitment to tapping into emerging opportunities and contributing significantly to the Indian real estate landscape.
