Mindspace Business Parks REIT (Mindspace REIT) has used a cutting-edge technique called "Implosion Technology" to quickly and safely demolish two old buildings in Mindspace Madhapur, Hyderabad. These buildings had been standing for about 18 years, and instead of taking the usual 3-4 months for demolition, they were brought down in just 6-8 seconds. This remarkable achievement is part of Mindspace REIT's plan to upgrade its infrastructure and workspaces, making them modern, impactful, and environmentally friendly.
Mindspace Business Parks REIT, sponsored by K Raheja Corp group, got listed on the Indian bourses in August 2020. It owns office portfolios in Mumbai Region, Pune, Hyderabad, and Chennai. It has a total leasable area of 32.1 million square feet in portfolio, comprising of 25.9 million square feet of completed area.
Implosion Technology involves carefully placing explosive materials and timing their detonation precisely to make a building collapse in on itself within seconds. This method minimizes damage to nearby structures and the environment.
To ensure the success of this project, Mindspace REIT hired experts from Edifice Engineering, who then partnered with Jet Demolition, a South African company with expertise in engineering and technology. This controlled approach significantly reduced the project's environmental impact and minimized disruptions to nearby clients and communities.
Ramesh Nair, the CEO of K Raheja Corp Investment Managers Private Limited, which manages Mindspace Business Parks REIT, emphasized their goal of creating high-quality office spaces that meet global standards. They achieve this by constantly updating and upgrading using the latest technology, which not only saves time and money but also allows them to provide better spaces to their customers. Their focus includes good air quality, touch-free features, natural light, flexible layouts, eco-friendly features, and outdoor spaces.
The new building, spanning approximately 1.6 million square feet, is designed to achieve LEED Platinum Rating and Wellness Certification Standards, showcasing Mindspace REIT's commitment to sustainability and employee well-being. The new asset is expected to be completed by third quarter of 2026-27 fiscal. It will be equipped with state-of-the-art amenities.
