Bruhat Bengaluru Mahanagar Palike (BBMP), the governing body in Bengaluru responsible for issuing construction approvals for real estate projects has scrapped the Occupancy Certificate issued to Sobha City, a residential project, on account of the later submitting falsified and fabricated documents to obtain the approval. The urban planning department alleges that the no-objection certificate and clearance certificate that the builder claims to have procured from the fire department in 2013, 2016 and 2019 appear to have been fabricated.
Earlier this week, the Bruhat Bengaluru Mahanagar Palike (BBMP) retracted the Occupancy Certificate (OC) issued to a project by Sobha Limited after having discovered that some of the documents submitted to obtain the OC had been fabricated. The urban planning department alleges that the no-objection certificate and clearance certificate that the builder claims to have procured from the fire department in 2013, 2016 and 2019 has been fabricated. The project in question is Sobha City, a 2,000 unit residential complex located on Thanisandra Main Road in north Bengaluru.
Sobha Limited has, via its corporate communications team, denied any wrongdoing. The company accepts that the document procured in 2017 had some discrepancies, however the revised document obtained in 2020 is said to be in line with what the authorities prescribe. They claim that the decision taken by the BBMP has been made considering the 2017 document and not the one obtained in 2020.
As always, flat owners appear to be most affected by this decision. The Palike was first sounded off about the situation when Srinivas Rao Talla filled a complaint with the authorities in February 2021. The BBMP then wrote to the fire department seeking clarification on the same. The fire department confirmed the allegations, claiming that it had neither issued any non-objection certificate nor clearance certificate for the complex. Therefore, the BBMP went ahead and cancelled the OC is had issued for the project. It must be noted that all OCs are issued with the clause that should any false information, misrepresentation of facts or pending court cases be brought to light, permission will be deemed to be cancelled.
