Premium for development near the International Airport in Mumbai waived

Synopsis

The Maharashtra state urban development department has decided not to charge Mumbai International Airport Ltd (MIAL) a premium for its development activities in Chhatrapati Shivaji Maharaj International Airport Notified Area. It has also allowed a floor space index of (FSI) of 5 on plots within the area. MIAL is being charged a premium on the extra 1 Floor space index, as the FSI 4 is considered as Global FSI, on which no premium is charged. The development of the CSMIANA is to be integrated with the existing Bombay Metro infrastructure. The notified site area is about 1982 acres.

The state urban development department has decided not to charge Mumbai International Airport Ltd (MIAL) a premium for its development activities in Chhatrapati Shivaji Maharaj International Airport Notified Area. It has also allowed a floor space index of (FSI) of 5 on plots within the area. The notified site area is about 1982 acres.



The Government of Maharashtra has accepted relaxations proposed by MIAL, a part of the Adani group, for the development of the open land around the Chhatrapati Shivaji international airport in Sahar. The proposals which call for horizontal expansion instead of vertical and an FSI of 5 instead of FSI 4 were accepted on the terms of "public interest". This comes after the realisation that vertical expansion of the area is limited due to the building height restrictions of the Airports Authority of India and thus the plans had to be changed to allow for horizontal expansion, in proposals submitted to the Mumbai Metropolitan Region Development Authority (MMRDA).



The need for horizontal expansion however has resulted in deficiencies in marginal open spaces, which are by law required to allow for the entry and exit of fire engines. If the hardships can be proved, a developer might become liable to pay a premium based on the Ready Reckoner rate of the area. MIAL is also being charged a premium on the extra 1 Floor space index, as the FSI 4 is considered as Global FSI, on which no premium is charged. The development of the CSMIANA is to be integrated with the existing Bombay Metro infrastructure, thereby providing ease to airport users. Other development set to be established in the area are hospitality centric, ensuring ease of commute for tourists, while also aiding in reducing congestion within the metro.



With the bludgeoning growth of the services, financial, and technology sectors in Mumbai and the MMR, the current infrastructure boom is critical. A network of expressways. roads, flyovers, and metros will complement the existing suburban railway network and shorten the commute time within Mumbai and the MMR. The Mumbai Metropolitan Regional Development Authority (MMRDA) has been directed to initiate long-term planning for road development projects and has been tasked with leading a project which will include redirection of bypasses, flyovers, service roads, and underpasses. Some projects under the banner of the MMRDA include, The Mumbai Metro, The Navi Mumbai International Airport, The Mumbai Trans Harbour Sea link, The Mumbai-Ahmedabad Bullet train corridor and the Mumbai Delhi Industrial corridor.
