The Haryana Cabinet, chaired by Chief Minister Manohar Lal Khattar, has approved an amendment to the Affordable Housing Policy-2013. The amendment raises the allotment rates for apartment units under Affordable Group Housing (AGP) projects by an average of 20% across the state. The revised rates, applicable to yet-to-be-allotted licenses, include an increase of 800 per sq ft for hyper and high potential zones, 700 per sq ft for high and medium potential towns, and 600 per sq ft for low potential towns.
In a recent development, the Haryana Cabinet has given its approval for amending the Affordable Housing Policy-2013. The revised policy will see a significant increase in the allotment rates for apartment units under the Affordable Group Housing (AGP) projects across the state. On average, the rates have been raised by 20% compared to the previous rates.
The decision was made during a cabinet meeting chaired by Chief Minister Manohar Lal Khattar. The amendment falls under Section 9-A of the Haryana Development and Regulation of Urban Areas Act, 1975.
Under the new amendment, the prescribed rates for the hyper and high potential zones, including Gurugram, Faridabad, Panchkula, and Pinjore-Kalka, have been increased by Rs. 800 per square foot on the carpet area. Previously, the rate stood at Rs. 4,200 per square foot.
"For other high and medium potential towns, it has been proposed to increase the rates by Rs. 700 per square foot on carpet area, considering the moderate demand and to encourage developers to undertake new projects," stated the official release.
Similarly, for low potential towns, the rates have been raised by Rs. 600 per square foot on the carpet area. These revised rates will be applicable to all licenses that are yet to make allotments.
The Affordable Housing Policy was initially notified by the department on August 19, 2013, with the aim of promoting the planning and completion of group housing projects. The policy ensures that apartments of predetermined sizes are made available at predetermined rates within a specific timeframe. Its goal is to boost the supply of affordable housing in the urban housing market and benefit deserving individuals.
In addition to the revised rates, the amendments include an increase in the rates for balconies. The new rate for balconies will be Rs. 1,200 per square foot, an increase of Rs. 200 per square foot. This adjustment aims to help developers recover the required construction costs by charging higher rates for balconies.
In another significant move, the Haryana Cabinet has also extended social security pension benefits to widowers and unmarried individuals. As per the newly announced scheme, unmarried individuals aged between 45 and 60 years will be eligible for a monthly pension of Rs. 2,750, provided their family's annual income is below Rs. 1.8 lakh.
Widowers, who are 40 years old or above and have an annual income of up to Rs. 3 lakhs, will also be eligible for the monthly pension of Rs. 2,750. The scheme will come into effect from July 1, 2023, and the financial assistance will be provided until the beneficiary reaches the age of 60. Subsequently, the financial assistance will be converted into Old Age Samman Allowance, subject to eligibility criteria.
