Building limitations around naval units in Mumbai to be removed

The defence ministry has released a circular stating it has reduced construction restrictions around naval sites in India, particularly Mumbai City. The authorities have brought the restriction down from 500 meters to 50 meters. This comes as a big relief to many housing societies who’s dilapidated buildings could not be redeveloped due to these restrictions. Several societies were left in a lurch a few years ago when the BMC abruptly halted their redevelopment, after demolition had taken place, because the defence ministry did not issue a no objection certificate. Now only projects within 50 metres of a defence facility will need the local military authority's NOC for construction.

The defence ministry has released a circular stating it has reduced construction restrictions around naval sites in India, particularly Mumbai City. The authorities have brought the restriction down from 500 meters to 50 meters. This comes as a big relief to many housing societies who’s dilapidated buildings could not be redeveloped due to these restrictions. Several societies were left in a lurch a few years ago when the BMC abruptly halted their redevelopment, after demolition had taken place, because the defence ministry did not issue a no objection certificate.  



Several housing societies have suffered consequences of living in hazardous conditions simply because their complex fell within 500 meters of a defence station. Renowned publications like the Times of India have been covering their stories since 2016. However, with the new directive, construction curbs surrounding navy stations like INS Trata in Worli, Colaba Military Station, INS Hamla in Malad, Forward Support Base at Erangal in Malad, INS Tanaji in Mankhurd and naval grounds at Kalyan and Ambernath have been made easier to navigate.



The defence ministry's circular lowering building limitations to 50 meters of naval sites will significantly accelerate city redevelopment projects. Now only projects within 50 metres of a defence facility will now need the local military authority's NOC for construction. This will thus pave the way for the renovation of hundreds of structures in Ghatkopar's eastern suburbs, among other regions. The circular also mentioned that should any station commander believe that any construction taking place within 50 meters poses a threat, he or she can take it up with higher authorities. Residents of Juhu recently protested a pre-World War II Army signalling post close to the beach that has halted development within 450 metres of it. However, there is no mention of any relaxation at this station in the revised circular.
