The BMC intends to create a 10acre public park within the plot, akin to the Azad Maidan and Oval Maidan in South Mumbai. The redevelopment and rehabilitation of structures present within the land parcel allegedly have a development potential worth over Rs 50,000 crores.

The plot in question is in an area with height limitations imposed on account of transmission towers present in the vicinity. Structures can be constructed only up to 25 meters. The municipal commissioner and administrator I S Chahal has written to the AAI authorities requesting them to reconsider these height restrictions and regulations as several redevelopment and rehabilitation buildings within the land parcel are being adversely affected.

The plot of land has been a topic of dispute for several years. Initially it was to be used as a site for the metro vehicle shed and exchanged for land with the Gorai state department. This deal was approved by the Union cabinet in 2017. However, when AAI authorities sought upfront payment for the difference in values of the lands being exchanged, citing differences in ready reckoner rates, the deal fell through. Eventually the state government abandoned the idea to build the metro shed here in 2018-19 and relocate the shed to Kanjurmarg or Aarey.
